Job Duties:
- Search for and identify jobs currently out for bid.
- Pursue private leads for potential jobs.
- Track sales and current backlogs of competitors.
- Negotiate and secure contracts and subcontracts ranging from small to multi-million dollar
- Follow up on previously submitted bids
- Accurately track leads and bids.
- Read architectural, mechanical, electrical, and plumbing drawings.
- Perform highly detailed takeoffs from all drawings.
- Perform building surveys and core sampling as required.
- Prepare accurate estimates using Excel spreadsheets/other software, and demonstrate the ability to transfer data from takeoffs.
- Ensure that all working documents and data are maintained to back up estimate figures.
- Write clear, concise, customer-oriented proposals.
- Demonstrate the ability to follow up on and close deals.
- Attend all pertinent pre-bid meetings.
- Conduct roof surveys and meet with clients to assess requirements, take measurements and photos, and to collect data to be used for bids and quotes.
- Track and manage contracts
- Build and grow business relationships with clients in target markets.
- Interact with company staff at all levels to monitor job budgets and costs and to provide technical support/guidance as needed.
- Is back-up for Project Managers in their absence.
- Perform other activities as deemed necessary to meets its goals and objectivities.
- Initiate and maintain contact with the client.
- Follow up on submittal approval with the Administrative Coordinator.
- Work with the purchasing department and Superintendents to determine the materials, delivery -schedules, and manpower needed for each roofing project.
- Estimate the time needed to complete each roofing project and coordinate with teams from varying trades as appropriate.
- Plan and ascertain the availability of scaffolding, safety apparatuses, and other equipment for the project.
- Review the architect's roofing design with the Superintendent to plan the sequence of work
- Coordinate and attend handoff and kickoff meetings.
- Review and define subcontractor scope of work with Superintendent.
- Attend on-site construction meetings.
- Ensure that Superintendents have all tools, supplies, and materials that are needed
- Develop a detailed project plan to track progress.
- Lead and direct the work of other project team members as needed.
- Oversee timely project inspections and project closeouts.
- Supervise teams and inspect the quality of work to ensure standards are met.
- Ensure that projects are delivered on time, within budget, and within scope.
- Ensure full compliance with all safety guidelines.
- Prepare and deliver reports detailing the progress of all roofing work.
- Prepare change orders
- Coordinate with the accounting department on billings, payments, and closeouts.
- Establish and maintain relationships with vendors.
