Summary:
As a Mid-Level Construction Scheduler on the Owner's side, you will play a crucial role in the successful delivery of our data center construction portfolio. You will be responsible for developing, managing, analyzing, and reporting on integrated project schedules from an owner's perspective. This involves collaborating closely with internal project managers, design teams, procurement specialists, external General Contractors (GCs) and vendors to ensure project milestones align with business objectives and are realistically achievable. You will provide critical oversight, identify potential risks and delays early, schedule health and support proactive decision-making to keep projects on track.
Key Responsibilities:
Schedule Development & Integration:
Develop and maintain owner-level master summary schedules, integrating design, procurement, construction, commissioning, and owner fit-out activities for multiple data center projects.
Support establishing baseline schedules and ensure alignment with project scope, budget, and key business milestones.
Incorporate long-lead equipment procurement and delivery timelines into the overall project schedule.
Schedule Management & Oversight:
Review, analyze, and validate schedules submitted by General Contractors and key subcontractors, ensuring they are realistic, resource-loaded (if required), and comply with contract requirements.
Monitor project progress against the baseline schedule, identifying variances, potential delays, and impacts.
Manage the schedule change control process, assessing the impact of changes on the critical path and overall project completion.
Analysis & Reporting:
Perform Critical Path Method (CPM) analysis, float analysis, and schedule risk assessments.
Develop and analyze "what-if" scenarios to evaluate the impact of potential changes or delays.
Prepare regular schedule status reports, look-ahead schedules, and executive summaries for project stakeholders, highlighting key milestones, risks, and mitigation strategies.
Track key performance indicators (KPIs) related to schedule performance.
Collaboration & Communication:
Act as the primary point of contact for schedule-related matters from the owner's perspective.
Facilitate schedule review meetings with project teams, GCs, and consultants.
Clearly communicate schedule status, risks, and opportunities to project managers and leadership.
Collaborate with cost control teams to ensure schedule and cost alignment.
Risk Management:
Proactively identify schedule risks and opportunities based on project progress, GC performance, and external factors.
Work with project teams to develop mitigation plans for identified schedule risks.
Required Qualifications:
3-7 years of dedicated experience in construction project scheduling, with a focus on large-scale, complex projects ($50M+).
Proven proficiency with Primavera P6 scheduling software is a must.
Strong understanding of Critical Path Method (CPM) scheduling principles and techniques.
Experience reading and interpreting construction drawings and specifications.
Knowledge of construction means, methods, and sequences.
Excellent analytical, problem-solving, and critical-thinking skills.
Strong communication (written and verbal) and interpersonal skills.
Ability to work effectively both independently and as part of a collaborative team.
Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
US citizen.
Preferred Qualifications:
Direct experience scheduling Data Center construction projects.
Experience working directly for an Owner/Developer or as an Owner's Representative.
Familiarity with integrating commissioning and start-up sequences into construction schedules.
