Grounds Laborer / Custodial – Seasonal
Wilmington Housing Authority
Monday - Friday from 8am to 5pm
Rate of pay - $18.00 an hour
SUMMARY OF POSITION: The Grounds Laborer is responsible for routine manual work necessary for the upkeep and operation of buildings and grounds.
This is manual working position skilled in performing a variety of tasks that frequently involve the use of acquired skills and may often require continuous considerable physical strength and endurance. Work involves the performance of heavy and light manual labor necessitating the use of a variety of skills. Work is usually performed under the supervision of a superior, who issues general orders on routine jobs and specific instructions when departures are made from established procedures. All work is subject to review in process and upon completion.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Removes trash, cuts and trims grass and hedges using equipment or machinery available, rakes leaves, shovels and removes snow, litter control.
Maintains or repairs equipment or machinery used for grounds work.
Performs general janitorial tasks: sweeps, mops, waxes floors, and cleans walls.
Performs moderate mechanical tasks including carpentry, plumbing, electrical, or related tasks.
Uses manual tools and uses power tools and machinery directly related to the above examples of work.
Loads and unloads trucks, moves and hauls furniture, appliances, equipment and supplies.
Digs and backfills trenches.
Paints vacant units.
Assists a Mechanic in performing routine building maintenance tasks.
Writes brief description of work performed including time and material used in accordance with the work order system.
Maintains a safe work environment and exhibits safe work practices.
Attend training provided by the WHA to further develop relevant knowledge, techniques and skills.
Other Duties as assigned.
MEASUREMENT:
Immediately reports unsafe and unsanitary conditions to Superintendent, Housing Manager or Maintenance Coordinator.
Timely and safely completes work orders.
Daily enters time and material used into work order system.

Follow all company safety programs and report any non-compliance to your manager.
Notify manager or safety personnel of any unsafe conditions.

EDUCATION and/or EXPERIENCE:
High school diploma or GED.
1 to 3 years of experience of building maintenance, grounds maintenance, janitorial work or related field.
REASONING ABILITY:
Ability to apply basic reasoning to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations

Working 40 hours/week, scheduled in 8 hour shifts.
Specific vision abilities required by this job include close vision, and ability to adjust focus.
While performing the duties of this job, the employee is regularly required to use hands to use hand tools, power tools, and telephone.
The employee occasionally is required to sit.
The employee is frequently required to stand, walk, and reach with hands and arms.
The employee is frequently required to bend, squat, carry, and kneel.
The employee may frequently lift, push, and/or move up to 75 pounds.
OTHER REQUIREMENTS:
Demonstrated knowledge of janitorial work, building maintenance and grounds maintenance.
Demonstrated ability to prepare and maintain brief written reports of work performed, material used and time spent to complete the work.
Demonstrated proficiency in the use of a ruler and tape and tools of the trade.
Thorough knowledge of basic maintenance materials and basic maintenance procedures.
Demonstrated ability to follow both written and oral instructions.
Demonstrated knowledge of job safety procedures.
Demonstrated ability to communicate and work effectively with staff, residents and community-at-large.
Demonstrated ability to work independently.
Demonstrated knowledge of on-the-job safety procedures.
Professional appearance.
Mobility within the various properties and buildings.
Willing to travel locally as required.
Flexibility to work overtime/weekends, as required, in accordance with the applicable collective bargaining agreement.
