Job Description
The Residential Laborer will assist the property management team and building superintendents in performing various maintenance, repair, and upkeep tasks for residential units and common areas. This role requires physical labor and the ability to handle a variety of tasks related to property maintenance, preparing vacant units for new tenants, and ensuring the cleanliness and safety of the grounds.
Key Responsibilities:
Assist Superintendents and Property Manager:
Load and unload trucks with materials and supplies.
Replace appliances, doors, and door locks.
Remove and replace floor and wall tiles.
Remove carpet and prepare flooring for new installation.
Move kitchen cabinets for extermination access.
Install new kitchen cabinets, sinks, and fixtures as needed.
Vacant Unit Preparation:
Install sheetrock, spackle, and sand walls.
Change light bulbs and install fire extinguishers in kitchens.
Install moldings and perform light cleaning of the units.
Use power tools, such as drills, reciprocating saws, circular saws, screwdrivers, utility scrapers, shop vacuums, and other tools to complete tasks.
Grounds Cleaning and Maintenance:
Pick up garbage and debris from the property grounds.
Remove large furniture and other trash left behind after tenant move-outs.
Paint curbs, speed bumps, and dumpsters to maintain the property's appearance.
Clean and maintain boiler rooms, storage areas, and laundry rooms.
Snow Removal:
Shovel snow from walkways, stairs, and building entrances.
Salt walkways and stairs to ensure safe passage during winter.
Operate snow blowers to assist in snow removal tasks.
Qualifications:
Basic knowledge of general maintenance and repair tasks.
Ability to operate power tools and equipment safely.
Physically able to lift heavy items, work on ladders, and perform manual labor.
Strong attention to detail and the ability to follow instructions.
Ability to work in various weather conditions, especially during snow removal.
Salary: Commensurate with Skills and Experience.
