SUPERINTENDENT - SINGLE FAMILY

Job Description

SUMMARY: We are seeking a dedicated and experienced Superintendent to join our dynamic home-building team. The Superintendent will be responsible for overseeing the construction process of residential homes, ensuring that projects are completed on time, within budget, and to the highest quality standards. This position requires strong leadership, attention to detail, and excellent communication skills to coordinate with various stakeholders, including subcontractors, vendors, and homeowners.

DUTIES AND RESPONSIBILITIES:

Project Management:

Supervise and manage all aspects of residential construction from start to completion.

Develop and maintain construction schedules to ensure timely project delivery.

Monitor job sites daily to ensure quality, safety, and adherence to project plans.

Coordinate all appropriate inspections (foundations, roughs, insulation & finals).

Quality Assurance:

Conduct inspections at critical construction stages to verify compliance with design specifications, building codes, and company standards.

Resolve construction issues promptly to avoid delays and maintain quality.

Create punch lists in conjunction with buyers and ensure all items are completed prior to turnover.

Team Coordination:

Coordinate and oversee subcontractors, vendors, and suppliers to ensure efficient workflow.

Communicate expectations and deadlines to all parties involved.

Facilitate transition of project-related documents from the field to the office for appropriate filing/archiving.

Foster a collaborative environment to achieve project goals.

Budget and Cost Control:

Monitor field variances & process VPOs within allowable threshold; communicate scope & costs to Project Manager for VPOs that exceed threshold.

Safety Compliance:

Enforce site safety regulations to ensure a safe working environment.

Conduct safety meetings and maintain compliance with OSHA and local safety standards.

Homeowner Engagement:

Serve as the primary point of contact for homeowners throughout the construction process.

Provide updates, address concerns, and ensure customer satisfaction.

QUALIFICATIONS:

5-10 years of experience overseeing residential construction projects as a Superintendent.

High school diploma or equivalent; bachelor's degree in construction management or a related field is preferred.

Proficient in reading blueprints, construction plans, and specifications.

Knowledge of local building codes, construction methods, and materials.

Proficient in construction management software and scheduling tools to develop & maintain construction schedules.

Proven ability to lead and motivate teams effectively.

Strong ability to identify and resolve construction challenges efficiently.

Excellent communication, organizational, and interpersonal skills.

Current 40-hour OSHA certification preferred, but not required.
