LIMITED AGENT SERVICES
JOB DESCRIPTION: MAINTENANCE TECHNICIAN
REPORTS TO: PROPERTY MANAGER
FLSA STATUS: PART or FULL TIME / HOURLY / NON-EXEMPT
OVERVIEW: Maintain the day-to-day operations, and to assume responsibility for maintaining the physical assets of the property under the direction of the Property Manager.
Limited Agent Services offers 1 week of vacation time every six months for full-time employees, as well as one hour of sick time for every 40 hours worked for full and part-time employees. Per state law, this accrued sick time may not be used until your first 90 days of employment have been completed. There are ten (10) paid holidays. Medical, dental, and vision benefits are available to full-time employees on the 1st of the month following your first 60 days of employment and 401k with company match.
DUTIES AND RESPONSIBILITIES:
Responsible for the completion of all maintenance service requests/work orders as assigned.
Complete make-ready (unit turn) process of vacant apartments as directed by the Property Manager.
Work within expense limits established for vendor purchases.
Maintain inventory controls for cost effective operations.
Schedule and complete annual property safety checks for OSHA compliance.
Coordinate special projects as directed by the Property Manager.
Assist in monitoring all work being performed by outside vendors and contractors.
Responsible for 24-hour emergency maintenance service as scheduled.
Carry pager/cell phone as required for on-call maintenance.
Monitor and maintain all building systems as assigned.
Complete grounds work as directed by Property Manager, which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas.
Responsible for alerting the Property Manager of any unusual occurrences and/or damage.
Complete payroll time sheets in ADP and submit to supervisor twice each month, by the 5th and the 20th for payroll processing.
Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
Completes required training classes via LMS in a timely manner.
Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
Follow established company policies and those outlined in the Employee Handbook.
Special projects and other responsibilities as may be determined.
Cleans internal areas of buildings, including buffing, dusting, sweeping, and mopping.
Empties trash cans and consolidates trash for weekly pickup.
Paints interior and exterior walls and trim.
Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
Repairs or replaces building brick, stone, and concrete.
Maintains and repairs wood parts of buildings.
Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper, and riding mower.
Assists with moving furniture and unloading and storing supplies.
Performs other related duties as assigned by management.
QUALIFICATIONS:
High school diploma or general education degree (GED).
Minimum one year of maintenance experience or equivalent combination of education and experience.
Must have competent skills using a variety of tools.
Demonstrated ability to plan and prioritize tasks in a self-directed work environment and maintain high levels of productivity without direct supervision.
Detail oriented.
Able to work in a team environment and take direction.
Able to stand and exert fast-paced mobility for entire shift.
Able to maintain balance, lift, bend, kneel, stoop, and wipe.
