Position Summary:

The Assistant Controller will play a pivotal role in managing the financial operations of The Core Companies. Reporting directly to the Controller, this position will oversee accounting processes, ensure compliance with regulatory standards, partnership agreements, loan covenants etc. The ideal candidate will have strong analytical skills, attention to detail, solid background in accounting and a passion for supporting affordable housing initiatives.

Key Responsibilities:

Financial Management

Oversee daily accounting operations, including accounts payable, general ledger maintenance.

Ensure timely and accurate monthly, quarterly, and annual financial closings.

Assist Controller in Preparing and analyzing financial statements, including income statements, balance sheets, and cash flow projections.

Ascertain that ownership interest in other LLCs and LPs are properly accounted for.

Manage intercompany and investment /equity accounting.

Responsible for monitoring/controlling the year end audit/tax return process with four CPA firms.

Develop and maintain strong internal controls to safeguard company assets and mitigate risks.

Stay updated with accounting standards and industry best practices, sharing knowledge and insights with the team.

Monitor the process for preparing and submitting year-end financial reports and tax trial balances for multiple LLCs

Job Costs

Ascertain that YTD Job costs reflect the jobs true costs e.g. proper charges, expenses, accruals etc.

Work with development and accounting staff to determine eligible / ineligible costs

See that job budgets/current projections are updated to reflect known/realistic job outcomes

Manage cost Certification Process as Affordable projects complete construction.

Monitor and maintain timeliness and accuracy with Construction Draw Requests prepared by the accounting team.

Compliance & Reporting

Monitor and ensure compliance with GAAP, HUD, LIHTC, and other affordable housing program requirements.

Coordinate internal and external audits and reviews, including preparation of supporting documentation.

Maintain compliance with local, state, and federal tax reporting requirements.

Manage the audit, tax return and financial reporting process process to meet deadlines for audits, tax returns and interim reporting established by lenders and investors.

Help with preparation and make sure that REO reports, and Contingent Liability Schedules are prepared accurately and timely and then appropriately distributed.

Mange the timely recording of all equity and financing events.

Budgeting & Forecasting

Assist in the development and monitoring of project budgets and financial forecasts.

Collaborate with project managers to ensure alignment between financial goals and project milestones.

Provide financial insights to leadership to guide decision-making.

Process Improvement

Develop, implement, and enhance internal controls and accounting policies.

Identify opportunities to streamline accounting processes and increase efficiency.

Team Leadership

Supervise and mentor accounting staff.

Provide training on accounting systems and processes to ensure operational excellence.

Qualifications:

Education & Experience

Bachelors degree in Accounting, Finance, or related field; CPA designation preferred.

5+ years of progressive accounting experience, including 2+ years in a supervisory role.

Experience in affordable housing, real estate development, partnership accounting.

Technical Skills

Proficiency in accounting software (e.g., Yardi, Viewpoint Spectrum, etc.) and Microsoft office products especially Excel.

Knowledge of GAAP, HUD, and LIHTC compliance requirements.

Basic Federal and State tax laws

Soft Skills

Excellent organizational and problem-solving skills.

Strong interpersonal and communication skills, with the ability to work collaboratively.
