What this job involves –
The Operating Engineer is responsible for managing the day-to-day client activities for the assigned property/facility and may have oversight of multiple locations. The candidate must have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.
Your day to day:
Perform maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire Life & Safety, and Control systems for the facility to keep facility, grounds and building systems up to applicable standards.
Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.
Requires working knowledge and application of: Computerized Maintenance and Management Systems (CMMS), Building Automation Systems (BAS), Building Control Systems (Direct Digital Control (DDC))
Maintain and update current CMMS information for all building operating systems.
Maintain the various building systems, including but not limited to HVAC, Electrical, Plumbing and Fire Life Safety.
Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or clients operating within the buildings.
Responsible for understanding and complying with emergency escalation procedures.
Execute the preventive maintenance services of various building operating systems and equipment, performing and/or delegating tasks accordingly.
Respond to online service requests, ensuring that work is performed professionally, efficiently and with minimum amount of disruption to the client.
Respond effectively to emergencies and support after-hours building related activity as requested.
Assist with installations of new and/or replacement equipment as required.
Review the quality and pricing of work performed by outside contractors.
Maintain a detailed inventory of parts and equipment, submitting replacement requests as necessary.
Assist Leadership with operational recommendations such as Operating Expenses, Projects and process improvements.
Ability to follow Key Performance Indicator (KPI) metrics for the buildings under their responsibility.
Dealing with client employees/tenants/groups within the facilities. Fielding complaints/concerns and passing on appropriately.
Interact with external and internal customers with a positive demeanor and focus on customer satisfaction.
Maintain compliance to Federal, State, County and City Ordinances Codes and Laws where applicable.
Maintain and implement compliance with the JLL “Engineering Services Compliance Program”.
Complete required training.
Ability to lift at least 50 lbs. and use ladders up to 26'
Electrical and mechanical aptitude a must
Knowledge of office furniture systems
Team player, hard worker, good interpersonal skills, and ability to communicate well verbally, email and written reports
Have a strong focus ensuring 3rd party vendor partners meet all EHS, SLA, KPI, satisfaction surveys and Scope of Work (SOP) requirements.
Enforce all Company policies and training requirements regarding safe and efficient operations and work practices.

MINIMUM REQUIRED
Education/Training
High school diploma or GED equivalent
Certification in at least one trade
Years of Relevant Experience
4 years’ Industry experience required either in the corporate environment, or third party service provider.
Skills and Knowledge
General Knowledge
Working knowledge of computer applications including Word and Excel
Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
Proficient in computer applications and software such as MS Office and email.

Must be a highly motivated self-starting team player with good communication skills and hands-on mechanical inclination.
