About the Role
We are seeking an experienced and reliable Building Operations Supervisor to join our property management team. This role is vital in ensuring the smooth operation and upkeep of building systems across our assigned retail, residential, and mixed-use properties. The ideal candidate will have extensive hands-on technical experience, proven leadership capabilities, and a strong focus on safety, efficiency, and tenant satisfaction.
Key Responsibilities
Oversee preventive maintenance and the overall condition of essential systems, including HVAC, fire protection/sprinkler systems, elevators, plumbing, and electrical systems.
Ensure all tenants comply with lease-mandated maintenance standards such as HVAC servicing, pest control, and hood/exhaust cleaning.
Conduct inspections and testing of fire suppression and alarm systems, and collaborate with Fire Safety Director and Property Manager.
Manage daily work assignments, procure necessary tools and materials, and ensure timely and quality completion of tasks.
Supervise contractors, inspect completed work, and prepare deficiency reports.
Maintain equipment rooms, workshops, and shared spaces in a clean, safe, and organized manner.
Respond promptly to tenant concerns and building issues, ensuring high standards of service.
Maintain detailed daily logs and ensure accurate documentation of maintenance activities.
Remain available for various shifts, including emergency and after-hours coverage when needed.
Foster positive tenant relations through high-quality service and attention to property presentation.
Qualifications & Experience
High School diploma or equivalent required; technical or military certifications in HVAC or operating engineering technologies preferred.
Universal HVAC (CFC) certification required.
DC-3 license and experience with VRF systems strongly preferred.
Minimum of 7 years of operational experience, with at least 5 years in a supervisory capacity.
Proficiency in managing HVAC, electrical, plumbing, and appliance systems.
Strong background working in retail, residential, and mixed-use property environments.
Excellent organizational, communication, and problem-solving skills.
Valid driver’s license required.
