Location: Cleburne, TX

Job Type: Direct Hire / Full Time

Compensation: 50-60K plus bonus

Position Overview:

We are seeking a skilled and detail-oriented Commercial Escrow Officer to join a thriving title company specializing in complex commercial real estate transactions. The ideal candidate will oversee all escrow functions for commercial deals, ensuring the integrity of funds, accuracy of documentation, and efficient coordination among all involved parties.

Key Responsibilities:

• Manage the escrow process for commercial real estate transactions from contract to post-closing.

• Prepare, review, and distribute escrow and closing documents including HUD/CDs, settlement statements, disbursement sheets, and escrow agreements.

• Ensure timely and accurate disbursement of funds and final delivery of escrow packages.

• Coordinate with attorneys, lenders, surveyors, title examiners, underwriters, buyers, sellers, and other stakeholders.

• Review title commitments, resolve escrow and title-related issues, and work with underwriters for clearance.

• Ensure compliance with company policies, state and federal regulations, and lender-specific instructions.

• Maintain detailed files and manage multiple high-volume commercial transactions with competing deadlines.

• Communicate proactively with clients and team members to ensure a seamless closing experience.

Requirements:

• 5+ years of experience in escrow or title with a strong emphasis on commercial real estate closings.

• Licensed Escrow Officer in Texas

• Strong knowledge of escrow procedures, title insurance, and commercial closing documentation.

• Familiarity with 1031 exchanges, construction loans, and mezzanine or multi-state transactions

• Proficiency in escrow and title software systems (e.g., SoftPro, RamQuest, ResWare).

• Ability to read and interpret legal descriptions, title commitments, surveys, and contracts.

• High attention to detail with outstanding organizational and time-management skills.

• Effective communication skills for liaising with internal teams and external parties.

• Strong judgment and decision-making ability under time-sensitive conditions.
