Maintenance Supervisor

Location: Downtown Columbus, OH

Job Type: Full-Time On-Call Rotation Required

We are seeking a skilled and experienced Maintenance Supervisor to lead the maintenance operations at a luxury apartment community located in the heart of Downtown Columbus. This is a hands-on leadership role ideal for someone with a strong background in apartment maintenance and a proven ability to supervise teams, manage projects, and ensure high-quality service standards.

Responsibilities:

Lead and manage the daily operations of the maintenance team, including scheduling, training, and performance management

Oversee and assist with HVAC, plumbing, electrical, and general repair work across apartment units and common areas

Coordinate apartment turnovers, preventative maintenance programs, and safety inspections

Ensure timely and thorough completion of work orders and emergency maintenance requests

Maintain inventory of tools, equipment, and supplies; place orders as needed

Communicate effectively with property management, residents, and vendors

Participate in the on-call rotation and provide guidance during emergency responses

Requirements

Requirements:

Minimum 5 years of hands-on apartment maintenance experience (onsite experience strongly preferred)

At least 2 years of supervisory or lead maintenance experience

Strong working knowledge of HVAC, plumbing, and electrical systems

Ability to train and mentor junior maintenance staff

Excellent organizational, problem-solving, and time management skills

Valid driver’s license and reliable transportation required

Must be able to pass a background check and drug screening (no felony convictions)

HVAC/EPA certification preferred
