As a Leasing Compliance Specialist, you will be responsible for overseeing all operational tasks related to below market rent residents and joint & several leasing within a housing organization. This role plays a vital role in ensuring efficient and compliant leasing processes for affordable housing units, managing joint and several lease agreements, and providing exceptional customer service to residents. The Leasing Compliance Specialist collaborates with various stakeholders, including leasing teams, property managers, government agencies, and residents, to facilitate leasing activities and ensure a positive resident experience.

Duties/Responsibilities: The duties listed below are an outline of the role’s responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.

Affordable Housing Compliance

Guide prospects through the application and renewal process in accordance with city regulations and guidelines for affordable housing units, including initial applications, income verification, eligibility determination, lease execution and renewals.

Ensure the property is compliant with all regulatory requirements and program guidelines for affordable housing leasing.

Coordinate with government agencies or housing authorities regarding affordable housing leasing, inspections, and reporting.

Joint & Several Lease Compliance

Administer and manage joint & several lease agreement lease changes including collection of new resident applications, updating leases, following up with resident lease signatures and manage approvals through completion of the process.

Lease Compliance and Recordkeeping

Ensure accurate and up-to-date documentation and recordkeeping for proportional liability leases, income certifications, and related documents.

Conduct regular audits to ensure lease compliance and adherence to program guidelines.

Assist with reporting requirements for government agencies or housing authorities related to any city program leasing.

Operational Efficiency and Process Improvement

Identify opportunities to streamline and improve proportional liability leasing processes, collaborating with cross-functional teams to implement best practices.

Refine and maintain standard operating procedures for proportional liability leasing and joint & several lease administrations.

Stay updated on changes in regulations and guidelines related to local affordable housing guidelines and joint & several leases, ensuring compliance and recommending adjustments as necessary.

Education & Experience

Bachelor's degree in a relevant field or equivalent experience preferred.

Previous experience in property management, affordable housing, or leasing operations is preferred.

In-depth knowledge of below market rent programs, joint & several leases, and relevant regulatory frameworks.

Preferred Knowledge, Skills, & Abilities

Strong interpersonal and communication skills, with the ability to build relationships with diverse stakeholders.

Excellent presentation and public speaking abilities.

Proficiency in using social media platforms and other digital tools for branding and engagement.

Detail-oriented with strong organizational and project management skills.

Knowledge of university recruiting trends and best practices.

Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.

Flexibility to attend events outside of regular working hours, as needed.

The pay for this position is $34.00 per hour depending on a variety of factors including market factors in the geographical location where the candidate lives.
