**Location:**
+ CBRE KL BSO, Bangsar South
**Key Responsibilities:**
+ Involve in part of the client communication and ensuring delivery of all reporting for allocated client portfolio.
+ Prepare Fund/Holdco and SPVs reporting and financial statements based on client requirements, including management fee calculation.
+ Prepare consolidation accounts as needed.
+ To provide bespoke financial analysis reporting as per client requirements e.g. cashflow reporting.
+ Perform review of financial statements and analysis prepared by local accountants appointed by client.
+ Perform review work of KL service center team’s accounting and provide coaching as necessary.
+ Supporting the fund’s team with financial analysis.
+ Preparation of annual standalone and consolidated financial statements in accordance with IFRS and liaison with client’s auditors.
+ Capital call/ distribution calculations, waterfall/performance fee calculation, coordination with client appointed tax advisor on approved distribution and management of cashflow process.
+ Responsible for compliance with current procedures to ensure SLAs and KPIs are met within agreed timeframe.
+ Support/ monitoring the payment process with various teams and prepare necessary documents to back up the payments (e.g. drafting the intercompany loan agreement based on an agreed template).
+ Perform data review and analytical review on the data aggregation of the underlying PropCo/HoldCo. Liaison with 3rd party service providers is needed.
+ Support the business on onboarding of new clients/new portfolio from accounting perspective.
+ Highlighting potential process improvements and working with the Director of the team to implement.
+ Requirement to attend client meetings and internal meetings.
+ Administrative support, e.g. company secretary coordination, payment coordination and problem solving.
**Requirement:**
+ A professional accounting qualification (e.g. ACCA or CPA Australia or equivalent) is **essential** .
+ Comprehensive experience of preparing **consolidated financial statements** and accounting for transactions in accordance with IFRS.
+ 5 years of experience in accounting/ auditing, Real Estate Accounting is a plus.
+ Strong proficiency in Mandarin and English, capable to read Chinese.
+ Experience of working in a business culture that promotes adherence to procedures and controls.
+ Excellent Computer Skills – Microsoft Office (Outlook, Excel, Word, MS Project and PowerPoint).
+ Excellent communication skills – both written and verbal.
+ Focused on delivering solutions within agreed timeframes.
+ Strong analytical and problem solving skills.
+ Good time management and prioritization skills.
+ Proactive and self-motivated.
+ Positive attitude/outlook and flexible approach to work.
