Position Overview
Our Project Managers (PM) are responsible for the day-to-day operations of projects assigned to him/her. This is a hands-on, on-site position, not a desk job. The PM is intimately familiar with all aspects of home construction and is the go-to decision maker for each of their projects. The PM schedules and coordinates trade contractors, responds to client requests, resolves issues that arise, reviews project costs to remain within budget, and authorizes change orders and draw requests. Our PMs must be able to plan, execute and follow up on tasks to ensure all project requirements are met in a timely manner.
Responsibilities
Oversee all aspects of projects from the start of construction through completion.
Establish solid relationships with trade contractors selected for each project.
Manage overall progress of jobs assigned, including unexpected changes during construction.
Ensure safety procedures are being followed on the worksite.
Maintain high standards of workmanship and quality through the build process.
Communicate effectively, both written and verbally, with team members, management, contractors, inspectors, city and county officials, and clients.
Proactively schedule and coordinate trade contractors and related construction activities to meet the schedule and achieve deadlines.
Answer questions from trade contractors on all construction-related matters to ensure clarity.
Revise schedules as needed in response to construction delays, inclement weather delays, or construction site changes.
Ensure proper execution on contractors work in accordance with all build documents.
Proactively engage with clients and respond promptly to their questions or requests.
Provide consistent updates to management on project status, including construction timing, budget, and quality matters.
Finish jobs with a high level of focus and tenacity to ensure timely completion.
Qualifications
Minimum of five years experience in residential construction or related industry.
Proven experience in managing high end custom build projects that require attention to quality and detail.
History of rolling-up sleeves and doing what is required to complete needed tasks. Clean job sites, protect build surfaces, and building materials.
Familiarity with building and construction materials, methods, and tools needed for building homes.
Proven history of managing multiple jobs at one time while being deadline and detail oriented.
Ability to thrive in a fast-paced environment where proactivity and taking initiative are critical to individual and company success.
Extensive experience in leading sub-contractors to ensure the quality execution of their trade.
Active listener who gives full attention to conversations, takes notes, and follows up on tasks to be completed.
Ability to ask good questions to ensure understanding of trade partners and our clients.
Solid critical thinking skills, the ability to identify the pros and cons of a decisions and to solve problems.
High level communication skills, both verbal and written, to effectively relay information to others.
Strong computer skills, experience with the Microsoft Office Suite, Buildertrend, or other project management software.
