Maintenance Technician - 63131 Facility
Job Duties:
Daily
Newspapers – from sidewalk & lobbies to LL mail room area
Unlock revolving doors in both buildings at 8am
Blow leaves/li er from stairs and garages
Sweep/Blow/Power wash building entryways & pa o
Clean & maintain LL pa o – wipe down tables & chairs, raise & lower umbrellas, sweep area.
Respond to tenant requests for lights, doors, appliances, etc.
Police garage, parking garage stairwells, loading docks/dumpster areas, grounds around the
buildings, & highway frontage.
Ensure all electrical closets, janitor closets, roof access, building storage, and loading docks are
secure and all hazards are removed.
Only ladders, carts, and light bulbs are allowed in electrical closets. Remove all other items.
Clean tops of breaker panels and ensure all panels are closed.
Ensure all walkways and corridors are free of obstacles and ADA compliant.
Weekly
Check Parking Garage Scuppers (weekly)
Polish brass door handles (warm water and mild dish soap only)
Check on vacant suites (check plumbing & disposal opera on, lights)
Check light bulbs weekly– tenant suites (as requested) and all common areas (halls, stairwells,
restrooms, closets, elevator cabs, storage areas, garage and parking deck)
Maintain all interior common area plants (no tenant plants)
Monthly
Cycle sprinkler valves to verify tamper prevent on system is functioning.
Check Roof drains (monthly)
Clean storage room and organize building supplies
Bathroom plumbing – monthly walkthrough (check handles, flush, and auto flush opera on)
replace batteries if needed.
Check and Replace Garage/site/parking lamps and parking ballasts
Quarterly
Building II - Check emergency lights (flip off breaker only on emergency breaker) only between 7-
7:30 AM
Annually
Balcony – power wash once annually, unless requested
As Needed (Seasonally)
Seasonal – snowmelt on sidewalks, parking garage stairs, minor shoveling and plow driveways
As Instructed – Put in and remove wall guards in Freight Elevator
As needed – Replace elevator indicator light outages (lobby side)
As needed – Grounds maintenance – removal of bushes, installation of signage, etc.
As needed – Changing ballasts
As needed – Minor plumbing repairs
As needed - Power wash building entryways & pa o
As needed – Pull trash from trash cans around parking garage
