Purchasing Project Manager

Position Summary

The Purchasing Project Manager (PPM) is responsible for the thorough, timely, cost effective, accurate and complete bidding, contracting and management of labor and materials for both underground and vertical construction.

Essential Responsibilities

Responsible for all bidding and contracting for both vertical and offsite trades to include analyzing bids for accuracy/completeness and conformance to plans and bid scopes. Make subcontractor hiring recommendations to Director of Operations based on cost, expertise of subcontractor and work history.

Accurately prepare and distribute all contracts and amendments in Word and DocuSign to assure timely contracting based on construction schedule. May have help from department assistant.

Negotiate with subcontractors regarding master contracts, pricing, cost overruns, extras or disputes in work scopes to obtain the best terms and costs for Robson Homes.

Research, source and qualify new subcontractors to ensure they meet company standards for quality, price and schedule.

Complete/verify take-offs and review architectural and site improvement plans to aid in value-engineering.

Review plans and specifications of projects for accuracy, constructability, cost savings and quality.

Research and resolve construction and purchasing problems as they arise on current or past projects.

Research new materials and methods for construction of projects, aesthetics and quality.

Work extensively with sales and marketing in determining product selections for projects.

Monitor and update master purchasing schedules for all projects.

Refine scopes of work based on master scopes and particular project details/specs.

Prepare and coordinate bid packages and send to subcontractors for bidding.

Research and maintain up to date knowledge of construction pricing and labor rates.

Act as a liaison between construction personnel and subcontractors.

Requirements

Minimum of 5-7 years’ experience in construction purchasing related position.

College degree in related field preferred.

Must possess established and proven negotiation skills.

Ability to negotiate and resolve issues with other departments and/or subcontractors.

Ability to effectively read and interpret contract documents, scopes of work, construction documents and plans.

Excellent organizational, communication, problem solving skills.

Must be a self-starter, possess time management skills, handle multiple tasks concurrently and stay focused in a busy environment to meet deadlines.

Strong leadership abilities and exceptional initiative and drive.

Flexible, adaptable and have the ability to cope with changes and approach problems and tasks in novel, creative and positive ways.

Strong ability to research, analyze and communicate data with great accuracy.

Strong computer skills, including Microsoft Office Suite: Word, Excel, PowerPoint and Outlook, database and internet. Plan Grid and BOX experience a plus

Must have ability to work in a team environment, be able to prioritize tasks and meet deadlines, strong people skills, excellent attendance and work quality.

Operate with integrity on all levels.

Working Conditions:

Onsite position.

May be required to travel to jobsites, hardware stores or vendors.

Must have physical stamina to walk through a construction site and houses under construction.

Must be able to lift and carry 20 pounds.

Work environment involves some exposure to hazards or physical risks, requiring employee to follow and enforce safety measures.
