Job Summary: In this role, you will oversee the engineering and maintenance operations across multiple properties within our contract portfolio. Your expertise will be crucial in ensuring the safety, functionality, and efficiency of our clients' properties infrastructure, all while delivering the highest standard of service. This role includes overseeing the repair, maintenance, and improvement of all building systems, including HVAC, plumbing, electrical, and structural elements.
What will you do:
Provide leadership and supervision of engineering and maintenance staff, including hiring, training, personnel development and performance review.
Review and approve engineering and maintenance staff timecards for payroll processing
Review, approve or deny all engineering and maintenance staff requests for time off and ensure appropriate coverage is arranged for all approved requests.
As necessary, cover engineering and maintenance staff assignments if no one else is available.
Maintenance: Oversee and manage the preventive maintenance program for all properties, ensuring the longevity and reliability of equipment and systems.
Provide set up and administration of Computerized Maintenance Management System(s) in use.
Provide Quality Control inspections of preventive and corrective maintenance and repairs performed by engineering and maintenance staff. Ensure corrective action is enacted and performed to correct all deficiencies
Support facility management in the development and updating of preventive maintenance and engineering procedures, hazardous materials communication plans, fire safety and emergency action plans, life safety programs, quality control for domestic and process water and indoor air quality programs
Coordinate and track career development for engineers and perform or assist in mid-year/annual performance evaluations of all engineering staff
Schedule and coordinate all code required inspections and testing. Provide all required reports to code officials
Ensure building standards are applied and adhered to accordingly
Ensure compliance with applicable codes, requisitions, government agencies, and company directives related to building operations
Manage vendor and supplier relationships and accounts. Order materials for contract sites' repairs and maintenance. Who will get this job?
10+ years engineering experience with significant supervisory responsibility in a commercial property setting experience in the operation, installation and maintenance of building systems with in depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems as well as general maintenance requirements and repairs.
Professional certifications like Certified Facilities Manager (CFM),facility management professional (FMP), or DC 3rd Class Steam Operating Engineers' License or equivalent; IFMA credentials desired but not required
Extensive knowledge of the methods, practices, techniques, tools, equipment, and materials used in general building maintenance and repair
Strong leadership and team management skills.
Effective verbal and written communications
Strong computer software skills including Microsoft Office Suite (Word, Excel, Power Point), broad CMMS experience, broad Building Automation Systems (i.e. enteliWeb, Tracer, Siemens, JCI) experience
Ability to read and understand plans, blueprints, and other related system document
Availability for on-call duties and emergency response.
