Property Manager
Marous Management Services is currently seeking a full-time Property Manager in Willoughby, Ohio. In this role, you will be responsible for providing direction and coordination of all operational activities, leasing, and marketing for multi-unit residential, commercial and condominium properties.
Additional Responsibilities:
Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, landscaping, snow removal, tenant build-out and other operations
Direct the leasing of properties including pre-inspection, advertising, showing property, reviewing applicants, preparation of leases or rental agreements, and collection of specified rents and security deposits
Administer leases by promptly reviewing all tenant billings, analyzing lease clauses, enforcing tenant compliance, and performing landlord obligations. Interface with leasing agents/brokers and assist to assure spaces are leased/re-leased promptly
Keep accurate records of current space conditions including roof, HVAC, utilities, and special circumstances
Maintain accurate property files and records. Provide detailed and accurate general status reports on all properties
Develop annual operating budget
Analyze monthly financial statements. Coordinate collection and documentation of all revenues following lease obligations of tenants. Communicate with accounting department to ensure accuracy of rent roll and accounts receivable
Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties
Manage verbal and written communication with owner, tenants and vendors regarding issues related to managed properties
Coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns.
Perform periodic property inspections
Ensure individual and master keys/access cards are issued and returned, locks changed and maintain security access to properties
Directly supervise the activities, personnel and subcontractors related to property management. Responsibilities include interviewing and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees in conjunction with company policy, addressing complaints and resolving problems
Responds to emergency situations as necessary.
Perform other duties related to the work described herein
Requirements:
College degree or specialized vocational/technical training is required
CPM or ARM designation is preferred
At least 4 years of experience within the property management industry.
Pay: $45,000-$53,000/year, depending on experience
