Position Purpose
The Superintendent displays the ability to manage general contracting projects and is responsible for all field operations associated with a project including the promotion of site safety. In coordination with the Project Manager, a Superintendent must maintain effective communication with the Project Executive, General Superintendents, and the Project Team on all construction matters that relate to project success. This can include planning, coordinating, sequencing work, procurement of long lead materials, and supervision of subcontractors/vendors in the overall endeavor to ensure that work is complete on time and within budget while adhering to the quality standards of MB Contractors.
Essential Duties and Responsibilities:
Project Planning & Scheduling
Create, maintain and execute the project plan and schedule with the project team
Extensive knowledge and understanding the sequencing of work and development of scopes in collaboration with other team members to develop sub trade packages
Conducts weekly coordination/schedule meetings with subcontractors
Will have weekly meetings with project team to discuss project schedule, early trade buyout, long lead items, submittals, any project issues, etc.
Advises senior management of potential problems, work interferences or schedule difficulties
Anticipate and resolve project issues and schedule difficulties
Safety & Quality Control
Responsible for and the leader of site safety, job site cleanliness, implements, enforces, and effectively manages MB Contractors safety policy and procedures
Monitors subcontractors to ensure that safety requirements are adequately met
Conduct all hands safety meeting monthly
Work with Safety department on JHAs, incident investigations & best practices
Acts in a manner of integrity that shows support for the company, its values, and the employees, while maintaining a constant focus on meeting or exceeding customer requirements and expectations
Ensure project materials and workmanship meets the project Quality Standards, Design Team and MB Contractors Standards
Review MB Contractors QA/QC Program with project team, develop and oversee punch list program
Completes punch list and corrects all punch list related items
Senior Superintendent is responsible to go back and fix/supervise any warranty, punch list work for the life of project
Budgets/Cost Control
Have a thorough understanding of the projects cost reports and participate closely with Project Manager on Cost Projections
Oversee and manage General Contractor (safety, cleanup, etc.) direct labor on the project
Review and approve invoices and purchase orders for materials and equipment on the project including cost coding
Review and approve Subcontractor payment applications
Manage the cost and use of project tool and equipment usage
Jobsite Management & Administration
Thoroughly understands project Documents, Specs, any special requirements or conditions, Soils Report possible ground water and or contaminated soil issues and requirements for disposal
Organize and layout project site logistics: Evaluate project obstacles, power lines, trees, light poles, neighboring properties. Evaluate all hoisting requirements for job; manlift and crane requirements. Site security fencing, entrance/exit locations for loading and unloading, dumpsters, pedestrian protection, SWPPP, signage, sub parking, temporary power, water, and lighting. Parking/street closures for specific staging requirements; concrete pumps, ready-mix staging and other large quantity materials
Ensures that required inspections are completed at the appropriate times and permits are signed off
Engage and lead the project team in constructability review of the construction documents, shop drawings, submittals and RFIs
Maintain the projects daily Job Logs
Maintains good relationships with neighbors of jobsite
Develop and maintain professional relationships with Owner, Client, Design Team and City officials
Mentor, teach and inspire younger employees
Set goals and strive to come up with innovative approaches to Building
Subcontractor Management
Monitors sub trade work to ensure it meets the requirements of the drawing and specs
Manage subcontractors to ensure they maintain the project schedule
Thorough understanding and function of the building MEPS systems for timing of permanent power for start-up during the commissioning process
Thorough understanding of the TCO/CO process as related to Fire Alarm, Fire Sprinkler and related systems
Other Job Functions:
Communicate clearly with Project Executive and the entire project team
Perform other related tasks as assigned, some of which may become essential to the position
Attend all Staff, Operations and Projection meeting
Attend all Staff Training and Work Shops
Participate in various company functions/strategic groups when asked
May be asked to review projects in pre-con phase and help estimating dept. with constructability reviews
Supervisory Requirements:
Manages, trains, and mentors, Assistant Superintendents, Project Engineers and others on Project
Work effectively with Project Executive and Project Manager
Interactions:
Members of the Morley project team
Architects, MEP engineers and Clients/Owners representatives, as well as inspectors and fire marshal etc.
Subcontractors and vendors
Requirements:
Education/Training:
4 -year bachelors degree in architecture, engineering, business, or construction management preferred or equivalent combination of experience and/or training within a technical field
First Aid and CPR Certified
30-Hour OSHA Trained
STS-C certification
Experience Required:
A minimum of 10 years construction industry experience
Knowledge, Skills and Abilities (KSA's):
Demonstrate leadership skills with ability and willingness to handle numerous challenges, solve problems, and motivate others while maintaining effective relationships with the project team, subcontractors and consultants
Understanding of construction trade software including Prolog, Primavera, Bluebeam and Microsoft Office
Sufficient understanding of the work of multiple trades

Finger dexterity sufficient to use a computer and to complete paperwork activities
Vision sufficient to use a computer, to read written materials and to complete paperwork activities
Hearing sufficient to communicate with individuals by telephone and in person
Ability to lift up to 25 pounds
Work Environment:
The noise level in the field work environment is usually moderate to very loud
office space in job site trailer, or rented office space and field subject to outside weather conditions
