The Turn Team Technician II is responsible for preparing residential units for new tenants by performing tasks such as painting, flooring installation, and minor repairs. This role plays a critical part in ensuring that units are move-in ready, meet quality standards, and are completed in a timely and cost-effective manner. The Turn Team Technician II collaborates with the Turn Team under the direction of the Preventative & Turn Team Supervisor to maintain high standards in unit readiness. As a Turn Team Technician II, you will provide direct support to the preventive maintenance operations of CHN.

What you will do in the role:

Unit Preparation: Prepare and inspect units for turnover by performing painting, flooring, fixture installation, minor repairs, and quality checks to meet company standards and deadlines.

Painting and Flooring: Perform interior painting and flooring installation/repairs with a focus on quality, safety, and accuracy.

General Repairs and Maintenance: Perform minor repairs on unit components while keeping work areas clean and identify/report maintenance issues beyond turnover scope for timely resolution.

Inventory and Equipment Management: Perform interior painting and flooring installation or repairs, ensuring quality, safety, and accuracy in all tasks, while maintaining tools and reporting repair needs for efficiency and safety

Collaboration and Communication: Coordinate with the Turn Team and maintenance staff to ensure tasks are on schedule, while communicating progress, needs, and issues to the supervisor and suggesting improvements for efficiency and quality.

Qualifications

What you will bring to the role:

High School Diploma or equivalency required.

Minimum of 2-3 years of experience in property maintenance and 1-2 years of experience in maintenance or construction is preferred.

Required expertise in painting and/or flooring installation, with knowledge of advanced repairs and general maintenance tasks.

Proficient in Microsoft Office Suite products and ability to learn and adapt to changing technology utilized in role.

Proficient in electrical, plumbing, HVAC, carpentry, appliance repair, and troubleshooting specialized issues.

Experienced in preparing units for new occupancy, including inspections, repairs, and ensuring readiness.
