SUPERINTENDENT - LIVE IN
High Rise Condominium (200 Units) located in Long Branch, NJ is seeking a skilled independent, experienced “live in” superintendent with great customer service skills.
There will be a probationary period of 8 weeks living off site. The position will change to a live-in position after this period. A one-bedroom apartment is included as part of compensation. The exact move-in will be determined. Annual Salary between $70,000-$85,000 a year.
RESPONSIBILITIES
The responsibilities include but are not limited to:
· Working in conjunction with and supervision of an assistant super and a porter staff in overseeing the daily repair, general cleanliness, and upkeep of the property grounds and common areas
Repairing and maintaining all building equipment
Contact applicable contractors where and when necessary, coordinate with Management
Responding to owner service requests for condo related issues, log service requests into the computer system and ensure timely completion.
Ensuring clear pathways on all sidewalk areas throughout the complex – 24/7 including snow removal and salting when required.
Maintaining all building tools and supplies and order as needed upon approval of the Property Manager.
Ensuring safety measures or OSHA standards when necessary are met and followed at all times.
Maintaining logs and records for preventative maintenance or required inspections and ensure all pm is conducted timely.
Oversee mechanical equipment and contractors.
Other duties as required.
Requirements
REQUIREMENTS
Education and skills:
· Minimum five (5) years of maintenance experience as a superintendent or maintenance supervisor in condo/co-op communities..
· High school diploma or general education degree (GED) is required, or trade/technical school or industry-related courses are preferred.
Driver's License (Required)
Social Skills:
· Available for emergencies 24/7
· Able to work with minimal supervision.
· Attention to providing great customer service.
· Ability to speak, listen, read, and write English with sufficiency proficiency.
· Record Keeping, organization, and supervisory skills.
Technical Skills:
Strong Plumbing skills
Maintenance experience: carpentry, electrical, boiler, painting, drywall, use of power tools
Mechanical knowledge of building systems, plumbing, and electricity.
Ability to spackle, plaster, and paint. Popcorn a plus
Ability to make general repairs, and minor carpentry.
Knowledge of all power tools.
Computer literate - Experience with Buildinglink is a plus
