Job Title: Facilities Manager Department: Facilities Reports to: School Business Manager Hours/Pay type: Salary: 12 month position SUMMARY Under the general supervision of the Business Manager, serves as the key leader in the management of maintenance, facilities planning, and custodial services and staff. Oversees all work required to maintain the related building and adjacent grounds in a safe, sanitary and orderly condition. The position is designated as Essential Personnel and must be available to provide district support during declared emergency events and at the Business Managers discretion. ESSENTIAL DUTIES AND RESPONSIBILITIES:
Confers with and keeps the Business Manager informed on matters relating to the overall health, safety and operating condition of the school building and grounds.
Manages facilities/grounds projects including timelines, scopes, and work performed
Assumes responsibilities associated with maintaining the condition of the school in keeping with the established standards of safety, sanitation, orderliness and general operation.
Organizes and implements a program of preventive maintenance. or coordinate with any necessary vendors to perform preventive maintenance work.
Performs general site inspections, records and reports discrepancies, generates work requests.
Responsible for the service and coordination of system maintenance and rehabilitation.
Supervises and evaluates work assignments of custodial personnel
Perform all basic maintenance tasks required (carpentry, plumbing, electrical, painting etc.) to maintain the school
building, grounds and utilities in operational status using a work order request system.
Respond and provide immediate assistance for emergency system failures (water leak, power outage, no heat, etc.) by repairing/minimizing damage/threat to property/personnel & student safety until problem is repaired/resolved including work after normal hours.
Operate a variety of miscellaneous equipment as required.
Perform or coordinate performance of basic van and equipment operational checks, maintenance and repairs.
Perform basic custodian function such as cleaning, sweeping, mopping, dust as required
Schedule and assist with cleaning during school vacation periods as required.
Respond to requests of faculty and staff to aid with moving equipment or furniture.
Set up and take down furniture for special events.
Prepare and maintain records of keys issued, and ensure building secured daily.
Work with minimal supervision.
Create and maintain relationships with necessary vendors.
Coordinate any necessary building system inspection (elevator, fire alarm, etc)
Perform other duties related to building and systems maintenance as assigned.
Respond to emergency situations at the school on a 24/7 basis
Work during occasional evening /weekend functions to assure that any facility needs are met
Order and maintain supplies for department
Responsible for scheduling, inspecting and approving the work of outside contractors who make repairs, improvements, maintenance, and inspections to school property.
Oversees and assists with all snow removal operations and all other exterior grounds maintenance.
Works closely with school building principals and the Business Manager on all facility matters including preparation of the department budget and capital project planning.
Acts as inhouse project manager for construction, facilities, and grounds projects
Ensures that the operation and maintenance costs are within the budget and reviews annual contracts in the best interest of the school.
Conducts custodial equipment inspections and determines/approves equipment needs. SUPERVISORY REPSONSIBILITIES:
Manages the selection, training, supervising and evaluation of all building custodians
Create a cleaning schedule for custodians, assure duties are complete, and performance of custodians. REQUIRED QUALIFICATIONS AND WORKING CONDITIONS:
5+years proven experience in facilities, grounds, or building maintenance
Prior Supervisory experience
Demonstrated leadership skills
Demonstrated ability to effectively communicate with all stakeholders
General computer and technology literacy skills.
Demonstrated organizational skills
Frequently required to climb or balance, stoop, kneel, crouch, crawl and occasionally required to sit.
May require work on roof at times
Must regularly lift and/or move up to 50 pounds and frequently lift and/or move more than 100 pounds
While performing the duties of this job, an employee may occasionally be required to work in adverse job environmental conditions PREFERRED QUALIFICATIONS:
Demonstrated working knowledge of construction trades and practices.
Licensed as Master Electrician, Construction Supervisor, Master Plumber, or other appropriate licensed trade
Specific working knowledge of HVAC System
Knowledge of interfacing with regulatory agencies such as DEP, DLS, OSHA
Experience with any of the following - building code, life safety systems, fire code, electrical code, water operations, plumbing code
