We are a fast-growing site construction company seeking an experienced project manager who has a proven track record in the area of business development, is able to bring business to the company, and is promotable to a General Manager role in the future.Compensation:

$85,000 - $140,000Responsibilities:

PROJECT MANAGER DUTIES, FUNCTIONS & RESPONSIBILITIES -

Project Planning and Pre-Construction -

Develop and manage site work project plans, schedules, and scopes.

Review drawings, specifications, and permits to ensure readiness.

Coordinate with engineers, surveyors, and clients to prepare the site for construction.

Participate in pre-construction meetings and site assessments.

Budgeting and Cost Control -

Prepare and manage project budgets, cost estimates, and forecasts.

Track job costs and ensure adherence to budget constraints.

Review and approve vendor/subcontractor invoices and change orders.

Procurement and Resource Management -

Procure materials, equipment, and subcontracted services needed for site work (e.g., aggregate, pipe, erosion control products).

Ensure availability and efficient deployment of labor, machinery, and materials.

Oversee subcontractor performance and coordination.

Scheduling and Coordination -

Develop detailed schedules for all site work activities (e.g., clearing, grading, underground utilities).

Coordinate tasks with utility companies, inspectors, and general contractors.

Adjust schedules as needed based on weather, site conditions, and project changes.

On-Site Supervision and Leadership -

Visit job sites regularly to ensure work progresses as planned.

Direct foremen, equipment operators, and crews performing site-specific work.

Address and resolve on-site conflicts, technical issues, or delays.

Quality Control and Compliance -

Ensure all site work meets specifications, standards, and regulations.

Conduct inspections and work with engineers to verify compaction, utility depths, and elevations.

Ensure erosion control and environmental compliance measures are in place and maintained.

Safety Management -

Enforce job site safety protocols and OSHA regulations.

Conduct safety audits and ensure crews use proper PPE and follow safety plans.

Investigate and report incidents, if any, and implement corrective measures.

Communication and Reporting -

Serve as the primary point of contact for clients, engineers, inspectors, and general contractors.

Lead project meetings and provide updates to stakeholders.

Maintain thorough documentation of daily activities, issues, and resolutions.

Change Management and Problem Solving -

Manage and document changes to the project scope and schedule.

Evaluate and respond to RFIs and change orders related to site work.

Resolve issues proactively to minimize impact on schedule or budget.

Project Close-Out -

Oversee site restoration, final grading, and punch list completion.

Ensure all site work is documented, inspected, and approved.

Deliver final reports, as-builts, and warranty documents to clients.

Business Development -

Able to get more work and referrals from existing customers.

Able to develop business with new prospects.

Computer Skills –

Is comfortable with Microsoft Office and project management software.

Able to read blueprints on electronic devices. Qualifications:

Ability to get work (including past customers).
