The Service Technician II plays a crucial role in ensuring the smooth operation and maintenance of properties within the real estate development and management sector. This position is responsible for performing a variety of technical tasks, including repairs, installations, and preventive maintenance, to enhance the overall functionality and appearance of properties. The technician will work closely with property management teams to address tenant concerns and ensure compliance with safety regulations. By providing high-quality service and timely responses to maintenance requests, the Service Technician II contributes to tenant satisfaction and retention. Ultimately, this role is vital in maintaining the value and integrity of the properties managed by the organization.

Minimum Qualifications:

High school diploma or equivalent.

At least 2 years of experience in property maintenance or a related field.

Basic knowledge of plumbing, electrical, and HVAC systems.

Preferred Qualifications:

Certification in HVAC, plumbing, or electrical work.

Experience with property management software.

Knowledge of local building codes and safety regulations.

Responsibilities:

Conduct routine inspections and maintenance of property systems, including HVAC, plumbing, and electrical systems.

Respond promptly to service requests from tenants and property management, diagnosing and resolving issues efficiently.

Perform repairs and installations of appliances, fixtures, and other property components as needed.

Maintain accurate records of maintenance activities, including work orders and inventory management.

Collaborate with other team members and contractors to ensure projects are completed on time and within budget.

The required skills for this position include strong problem-solving abilities, which are essential for diagnosing and addressing maintenance issues effectively. Technical skills in plumbing, electrical, and HVAC systems are utilized daily to ensure that all property systems are functioning optimally.
