OVERVIEW: The Maintenance Supervisor is responsible for maintaining the physical integrity of the property and assisting the Property Manager with the overall performance of the property. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The Maintenance Supervisor manages the maintenance team, groundskeepers and housekeepers all aspects of the property's maintenance including the physical grounds, custodial, preventive, corrective, deferred and emergency. This person is also responsible for following the maintenance program to protect and maintain the property as well as alerting management to items that could potentially cause damage or harm.

ESSENTIAL JOB FUNCTIONS:

Ensure the physical condition of the property is maintained according to company operating and safety standards.

Ensure that service requests and repairs are performed correctly and in a timely manner.

Organize and prioritize service requests and general maintenance tasks.

Diagnose, repair and maintain pools, pool equipment, HVAC equipment, roofs, lighting, fountains, pumps, motors, fans, plumbing, some appliances, boilers, heaters, electrical devises, door locks, drywall, painting, some carpentry, electrical components and any other tasks related to preparing apartment units for occupancy.

Be observant for any problem which could be a hazard or potentially dangerous for residents, staff, guests and Perform general maintenance repair tasks without endangering self, residents or fellow team members.

Oversee turnkey operations by ensuring that vacant units are made rent-ready in a timely manner.

Supervise outside contractors related to all maintenance aspects of the community.

Requires individuals to work in various weather conditions, including extreme temperatures, rain, snow, and heat. MANAGEMENT

Conduct daily huddles with team members, assign daily schedule, tasks, etc.

Is aware of each team members daily duties and monitors task completion time, volume and performance standards.

Maintain a preventive maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.

Maintain a complete and full inventory of supplies and tools sufficient for providing service and maintaining the property.

Purchase supplies as required, using standard purchase order system and property bidding procedures.

Follow, manage and promote all safety regulations and standard operating procedures to ensure a safe working environment through effective safety awareness and safety inspections for our residents, guests, property staff and vendors.

Participate in company training classes and meetings as required.

Adhere to all Fair Housing laws.

Responsible for the procurement of bids, and evaluation of vendor contracts.

Responsible for keeping Property Manager and leasing office fully informed with both verbal and written communications, including, but not limited to, the feasibility of call outside maintenance and requisitioning the purchase of required materials.

Continually inspect property and record deficiencies. Work with Property Manager and take the necessary action to remain within budgetary allocations.

Assist the Property Manager with budget preparation and payable review.

Work with Property Manager to develop property budgets, marketing plans and re-forecasts.

Implement and/or follow preventative maintenance programs for the property and specific equipment guidelines.

Requires the ability to work any of the seven days of the week, 52 weeks of the year. It is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. Must be available for on-call services for emergencies and be available when team member fails to respond. TEAM MEMBER MANAGEMENT

Schedule, supervise, and inspect other maintenance team's attendance, work performance and work standards.

Prepare staffing schedules to ensure work is completed in a timely manner, while remaining within budgetary guidelines.

Motivate staff and see that staff functions as an effective team and provide superior level of customer service.

Teach, promote and perform safe work practices among on-site staff and this position.

Train and be responsible for work performed by all maintenance team members under his/her direction, including maintenance, rehab, housekeeper, and groundskeeper.

Provide feedback to PM regarding annual performance evaluations for team members.

Work in conjunction with PM to administer written and verbal team member counseling to maintenance team members as needed.

Make recommendations for advancement, promotions or demotions to Property Manager.

Responsible for completing any and all required paperwork (i.e. requested reports, pool logs, timesheets, invoices, etc.) in a timely manner.

Uphold all company policies, goals and values.

Must be able to watch training videos and pass quizzes.

Ensures all team members represent LPM in a professional manner at all times, whether on or off the property including team members who chose to live onsite (during business and non-business hours).

Represent the community in a professional manner at all times, whether on or off the property. SPECIFIC KNOWLEDGE, SKILLS, LICENSES, CERTIFICATIONS, ETC:

Requires a high school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.

Proficient handling and knowledge in utilizing general maintenance supplies, equipment and tools, not limited to hand tools, power tools, ladders etc.

Knowledge of plumbing, electrical and general maintenance practices, methods and equipment used.

Understanding and Agreement of occupational hazards and appropriate safety steps necessary utilizing all equipment to perform and complete the project.

The ability to understand verbal and written instructions in English.

The ability to work independently or in a group.

The ability to interact with Team members at all levels of responsibility, as well as residents with respect and understanding.

Experience in HVAC systems and recovery/recycling, roofing, carpentry, plumbing, electrical.

Must be highly motivated and able to work independently.

Requires a valid driver's license and valid car insurance, as required by the state in which employed. PHYSICAL DEMANDS:

Writing: Inventory maintenance, requisition requests, required maintenance reports.

Lifting/carrying (supplies, replacement parts, ladders, etc.):

Over 150 lbs. Rare need (less than 1% of the time).

75 - 150 lbs. Occasional need (1% to 33% of the time).

25 - 75 lbs. Frequent need (33% to 66% of the time).

1 - 25 lbs. Constant need (66% to 100% of the time).

NOTE: Lifting and carrying of weights exceeding 100 lbs. is often accomplished with assistance from one or more persons. Examples of the heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.
