Job Description
We are hiring an experienced Maintenance Supervisor for our Townson, MD property. The Maintenance Supervisor will join our team to lead, train, and supervise a team of service technicians, ensuring high performance and adherence to safety and operational standards. The maintenance supervisor will resolve customer issues promptly and professionally to ensure high levels of resident satisfaction.

You will work at Hampton Plaza Residential and Office Tower (202 units) (300KSF) located next to Towson Town Center in Towson.
What we offer
Expected base pay rate of $41.00 - $48.00 per hour + Monthly Lease Renewal Commissions. You will be provided a base pay rate that is in line with your skills and experience as they relate to the requirements of the job.

Your Key Responsibilities are Team Leadership & Development, Operational Oversight, Customer Service & Satisfaction, Performance Management, Compliance & Safety, Strategic & Financial Planning and include:
Recruit, hire, and onboard new service team members as needed.
Direct involvement in the maintenance and operation of Cooling Towers
Hands-on servicing and upkeep of Air Handling Units (AHUs)
Practical experience adjusting and maintaining Variable Air Volume (VAV) Boxes
Proficient in troubleshooting and repairing Packaged Terminal Air Conditioners (PTACs)
Experienced in maintenance-related Budget oversight and cost tracking
Operational knowledge of Wet and Dry Sprinkler Systems, including inspections and minor repairs
Hands-on experience with Minor Plumbing repairs and fixture replacements
Working knowledge of Minor Electrical systems including lighting, outlets, and basic wiring
Applied expertise in servicing and repairing household Appliances (e.g., stoves, refrigerators, dishwashers)
Skilled in performing Basic Drywall Repairs, including patching and refinishing
Experienced in full Painting and Turnover of residential and commercial units
Hands-on ability to complete Minor Flooring Repairs (tile, vinyl, laminate)
Establish an on-call rotation schedule and maintain an emergency contact binder for after-hours incidents.
Ensure all team members complete annual mandatory trainings such as sexual harassment prevention and fair housing compliance courses.
Manage daily service workflows, including scheduling, work order tracking, and quality control.
Coordinate procurement and timely distribution of equipment, materials, and tools.
Maintain the service area or shop in an organized and operationally effective state.
Review and approve all service-related documentation, including invoices, technician timesheets, and service reports such as move-in/move-out inspections.
Monitor, analyze, and report on service KPIs (key performance indicators) related to efficiency, cost, and profitability.
Review service contract reports to understand pricing structures and identify cost-saving opportunities.
CFC certification and Engineer License desirable.
