Job Details

Key Responsibilities:

Project Management:

Oversee all phases of commercial TI construction projects, from pre-construction through closeout.

Lead project planning, budgeting, scheduling, and execution to ensure client satisfaction and profitability.

Manage subcontractor performance, safety compliance, quality control, and document control processes.

Coordinate with architects, engineers, property managers, and clients to ensure seamless communication.

Prepare and maintain project documentation, including RFIs, submittals, change orders, and progress reports.

Estimating & Preconstruction:

Lead the estimating process for TI projects, including takeoffs, subcontractor bidding, and budget preparation.

Review architectural plans and specifications to develop accurate and competitive bids.

Collaborate with clients and internal stakeholders to align project scope and pricing.

Evaluate value engineering options to optimize cost-efficiency.

Business Development:

Proactively identify and pursue new TI opportunities through networking, relationship-building, and market analysis.

Build and maintain long-term relationships with clients, brokers, landlords, and industry professionals.

Represent the company at industry events, trade shows, and client meetings.

Contribute to the creation and execution of strategic business plans to grow the company’s TI portfolio.

Qualifications:

5+ years of experience in commercial construction project management, with a focus on tenant improvements.

Proven experience in estimating and preconstruction.

Strong network in the local commercial real estate or construction industry is highly desirable.

Excellent leadership, organizational, and communication skills.

Ability to manage multiple projects and deadlines simultaneously.

Proficient in construction management software (e.g., Procore, Bluebeam, MS Project) and Microsoft Office Suite.

Bachelor’s degree in Construction Management, Engineering, or a related field preferred (but not required with strong experience).
