Greenwich Bay Homes of Providence, RI is seeking an experienced and results-driven Project Manager to lead our luxury home building and remodeling projects. The Project Manager will be responsible for overseeing daily operations, obtaining and managing subcontractors, ensuring high-quality project execution, and driving business growth. This role requires strong leadership, operational expertise, and a passion for delivering top-tier home building and renovation services.

Key Responsibilities:

Obtain bids, negotiate contracts and retain subcontractors to reach profitable agreements.

Develop and manage the project budget and schedule.

Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.

Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.

Evaluate progress and prepare detailed reports.

Ensure compliance with local building codes, safety regulations, and industry standards.

Review and approve sub labor purchase orders and invoices and match against existing purchase orders.

Assist in obtaining permits and licenses from appropriate authorities.

Utilize project management software and other tools to track progress, maintain records, and generate reports.

Qualifications & Requirements:

5+ years of demonstrated Project Management experience in residential construction or a related field.

Strong leadership and team management skills with the ability to motivate and supervise a diverse workforce.

Excellent organizational and problem-solving abilities.

Knowledge of home building and renovation techniques, materials, and industry best practices.

Understanding of financial management, budgeting, and cost control.

Strong negotiation and communication skills.

Proficiency in project management software, MS Excel and MS Word.

Ability to multitask and handle multiple projects simultaneously.
