The Opportunity

We are seeking a hands-on and visionary Maintenance Director to lead the build-out of this new division. This is a strategic leadership role that will set the foundation for how maintenance services are delivered across our client communities.

You will be responsible for everything from startup logistics, recruitment, and vendor management to process design and service delivery. What You’ll Do

Lead the establishment of the Maintenance Division, including business planning, vendor partnerships, SOP development, and workforce mobilization.

Hire, train, and manage a team of field technicians and administrative support.

Oversee the implementation of work order dispatching and scheduling systems, ensuring efficient technician assignment and real-time service tracking.

Ensure all maintenance services are performed in accordance with company standards, client expectations, and regulatory compliance.

Establish KPIs and regularly review performance data to ensure service quality and efficiency.

Work closely with Community Managers to resolve complex maintenance needs.

Collaborate with finance to monitor budgets, revenue targets, and operational margins.

Develop and roll out standardized maintenance packages for client communities.

Requirements

Minimum of 7–10 years of experience in property, facilities, or community maintenance management, preferably within residential or community association environments.

Proven track record of building and scaling maintenance teams or divisions, including experience with startup or departmental launch activities.

Demonstrated ability to manage multi-disciplinary maintenance staff and subcontractor networks for routine services such as painting, handyman repairs, pressure washing, and general upkeep.

Strong experience with maintenance planning, preventative maintenance schedules, and community-facing service delivery.

Familiarity with work order tracking, dispatching, and service workflow systems (e.g., Housecall Pro, ServiceTitan, Zoho FSM).

Financial acumen including budgeting, vendor invoicing, and cost controls related to maintenance operations.

Outstanding problem-solving, communication, and organizational skills with the ability to coordinate across teams.

Valid driver’s license and clean driving record.

Ability to pass a background check and provide verifiable references.

Preferred Qualifications

Experience working in or serving homeowners associations or multi-unit residential environments.

Bilingual in English and Spanish is a plus.
