Job Summary

We are seeking a Property Manager to oversee and manage day-to-day operations of properties. Responsibilities include marketing and leasing, rent collection, supervision of site staff, budget management, property conditions, and maintaining positive relations with neighbors, funders, regulatory agencies, and customers. The role ensures clean, safe, well-maintained housing for PPL residents.

Essential Duties and Responsibilities:

Strive for full occupancy through various techniques to stimulate traffic and close leases.

Oversee apartment turnovers and coordinate readiness with maintenance and vendors.

Complete income certification and recertification of residents.

Ensure prospective and current tenants understand lease obligations and PPL House Rules.

Implement rent collection actions and timely rent increases.

Review and code invoices consistent with budget control.

Prepare monthly management and variance reports and annual budget information.

Maintain property appearance and coordinate inspections, maintenance, and apartment turns.

Schedule and execute routine work orders and oversee apartment make-ready work.

Respond to tenant calls, lease violations, and general property control.

Oversee performance of contracted vendors for groundskeeping, snow removal, janitorial, pest control, rubbish removal, and other services.

Provide input on capital replacement needs.

Ensure successful property inspections by agencies, lenders, or partners.

Plan for monthly and quarterly month end processes.

Supervise at least one Assistant Property Manager and oversee maintenance site technician.

Hire and oversee caretakers' performance and supervise property management trainees and/or work-study students.

Qualifications & Credentials:

Proficient in spreadsheets and accounting software systems.

Experience with MS Word, Outlook, Excel, and Yardi.

Financial analysis skills.

Knowledge of property management, budgeting, and financial reporting.

Excellent communication skills, written and oral.

Familiarity with low-income housing funding mechanisms.

Valid Minnesota driver’s license and reliable vehicle.

Associate degree in Housing, Business, Property Management, or related field, or demonstrated competence in Property Management.

3-5 years experience in property management, real estate, or related fields.

Any combination of education and experience providing equivalent knowledge, skills, and abilities.

Salary: $27.00 - $29.00 per hour, DOQ
