This is a dynamic position that requires the ability to bring our customer's problems to solutions.

Someone who possesses the ability to drive the project(s) and maintain clear and informative information to the customer and to deliver and execute the tasks utilizing our resources.

Experience with managing subcontractors and in-house labor teams is a plus.

Engage with new potential customers and actively pursue projects in their facilities Acquire, request for proposals, schedule and manager subcontractors throughout the project durationActively gain new relationships with subcontractors Reviewing time cards and daily sheets to make sure hours, phasing and descriptions are correct Organize and maintain all individual generic project records including, but not limited to: plans, specifications, notes, safety-related correspondence and records, submittals, progress schedules, ongoing correspondence, closeout documents and change orders Organize, maintain and file all project specific project documentation including, but not limited to: Proposals, Notice of Commencement, Notice of Furnishing, Contract, Additional Work Authorization, Change Order Request, Request for Pricing, Change Order, Request for Information, Internal and/or External Memorandum, e-mail correspondence, FAX Memo and Transmittals via 3rd party CM sites like Procore, ShareFile, Trimble etc.

Coordinate and implement permit responsibilities with various authorities having jurisdiction for the Companys ongoing projects, including permit applications, filing of permits, inspections scheduling and any and all permit-related responsibilities as may be necessary Communicate with customers, other contractors, owners, architects, engineers and other industry related professionals verbally and/or written as may be necessary Visit jobsites whenever possible Attend all job meetings when necessary Make sure equipment that is not being used on jobs, gets returned to rental vendor or shop Make sure material on job site gets returned, credited or transferred Attend Hand Off Meetings and Post-mortem Meetings with estimating and management as required Issue purchase orders to subcontractors Approve invoices and verify their correctness in pricing Monitor and analyze Job Cost Detail Reports Review disciplinary problems for all field employees that are in violation of CMS policies and procedures with management and human resources Review Man Power Scheduler and update weekly Review production scheduler weekly with other PMs Schedule all equipment and materials for projects whenever possible with warehouse manager Ensuring material requisitions are reviewed and corrected as necessary to maintain within the projects budget Providing leadership and guidance to the field and ensuring that the crews and leads have the support, information and tools to successfully complete their work Relaying critical information to project leads and foreman in a succinct and professional manner Act as mitigator, liaison, and proponent to CMS with customers, field personnel, subcontractors, vendors etc.Do Change Order Request Proposals and assign COR phases in a timely manner (ALL Change Orders should be reconciled before monthly billing with the controller.

Provide descriptions and budgets the controller at the time of issuing a Purchase Order(s) Review submittals for accuracy Assist with the WIP meetings, providing accurate and traceable project completion estimates Supervise and produce project closeout documents (as built, O & Ms and warranty letter) Reconcile all change orders and retainage billing with the controller Attend Project Closeout meetings with estimating, foreman and management as required Generate general correspondence and job reports as requested,Acclimate to the Company job cost softwear program and utilize as requested Answer the telephone when necessary Attend weekly in-house OPS meetings Generate forms and procedures as necessary to efficiently perform all job description responsibilities Attend project meetings and/or bid openings as may be necessary Position Responsibilities: Must maintain strict confidentiality regarding any and all Crawford Mechanical Services personnel issues, customer relations and business practices, financials and/or strategiesMust possess above average mathematical and verbal and written communication skillsMust possess proficient computer skills, being adept at Microsoft Office Suite and other technologyMust maintain appropriate, professional and positive customer and employee relationshipsMust maintain a clean well-groomed appearance (business casual)Must abide by the Company Drug and Harassment PoliciesMust be well organized, a logical thinker, able to focus on the tasks and deadlines at-hand and at all times attentive to detailsMust be adept at prioritization of tasks and able to function well in a pressure-filled environmentMust strive to offer constructive opinions and able to accept constructive performance evaluationsMust be loyal to the goals, vision and financial well-being of the CompanyMust be capable of lifting up to 40 poundsMust be solution driven and adept at problem solving to find solutions for all mechanical issues for customers Performance Measurement: The Special Projects Manager shall be supervised by: ? The Company President/General Manager The Special Projects Manager shall be performance reviewed by: ? The Company President / General Manager Performance Evaluation(s) shall occur: ? At the completion of a (90) day probationary period, to evaluate performance ? Periodically, as may be necessary to evaluate job performance ? Annually, to evaluate performance and rate of pay Additional Information: General working hours are Monday through Friday, 7:30am-4:30pm As being part of management, overtime will be required as needed to maintain workload, deadlines and completion of critical tasks Weekend and after hour work will be required as necessary
