New Luxury Residential building is seeking a chief engineer to join the team. Candidate must have experience as a building engineer.

Qualifications:

· Must have FSD Certification

· HVAC Experience required

· Must be proficient with building mechanical systems and technology

· Must be able to lift and/or carry object of 25 pounds or more

· Requires walking and standing to a significant degree

· Must have strong leadership skills and 10+ years of managing large teams of people

· Must have experience working in the property management industry, both with residential rentals and condominiums

· Must have extensive experience with various building automation systems and platforms

Responsibilities:

· Chief Engineer will have senior oversight of property and maintenance operations

· Will be responsible for all preventative maintenance programs for all mechanical and common elements on the property, including but not limited to refrigeration, heating, cooling, water treatment, plumbing, emergency management, fire & life safety systems, etc.

· Meeting and working with Construction supervisors to discuss different phases of construction, working through issues, punch lists and ensure all plans, charts, warranties have been received

· Responsible for inspection of common area, and back of house mechanical and electrical rooms

· Participation in the development of departmental budgets

· Review, monitor and report on opportunities for Energy, Preventive Maintenance, and/or other cost-saving measures

· Works with General Manager, Property Managers and Superintendents

· Maintains calm demeanor in emergency situations

· Attends all meetings, staff, construction, ownership, etc.

· General oversight of retail build outs, including meeting with General Contractors and tenants

· Maintain all equipment in accordance with local codes, restrictions, and licensing requirements

· Overseeing all third party vendors and services purchased, including, supplies, electrical, plumbing, testing, etc.

· Oversees aspects of employee management, including hiring, progressive discipline, terminations, training, performance evaluations and development programs.

· Monitors utility consumption and ensuring all savings measures are being used

· Provides high quality professional service to all parties

· Troubleshoot and resolve technical problems, ensuring minimal downtime and disruption of services

· Maintaining historical and current preventative maintenance logs for the property

· Procure and review copies of architectural, mechanical, and electrical blueprints for all tenant remodeling for the purpose of ensuring actual work conforms to approved blueprints

· Ensure all work orders are assigned, completed, commented on and closed in a timely manner, escalating when needed.

· Maintain all “As-Builts” ensuring easy access when needed

· Create and Maintain vendor/contractor list, ensuring all COIs and Contracts are up to date

· Hosts periodic trainings on emergency procedures, maintains all emergency equipment

· Maintains good tenant relations by establishing and implementing procedures for timely response on tenant and property work orders

· Contacts vendor to submit bids for new projects, contracts, outsourced repairs, etc.

· Keeping up to date with industry trends, new/ creative/ innovative technologies, and best practices in engineering and with management of staff

· Works with Superintendents to ensure work orders are completed

· Must be available after hours, nights, holidays and weekends
