Maintenance Manager
Location: Pleasantville, NJ
Employment Type: Full-time On-call rotation requiredPosition Summary
The Maintenance Manager is responsible for leading and supervising the maintenance operations of a multifamily residential property. This role includes managing Maintenance Technicians and Porters, overseeing repairs and maintenance across plumbing, HVAC, electrical, carpentry, and appliances, and maintaining the property’s physical grounds. The ideal candidate will demonstrate strong attention to detail and a customer-first mindset to ensure resident satisfaction and property excellence.Key Responsibilities
Schedule and assign all daily work orders within 24 hours to maintenance staff.
Notify the Property Manager of any delays in completing work orders.
Troubleshoot and resolve maintenance issues involving:
Electrical
Plumbing
HVAC/air conditioning
Appliances
Carpentry
Collaborate with the leasing office to ensure timely completion of make-ready repairs.
Update the Make Ready schedule daily in RealPage software.
Coordinate and schedule all unit turns, both in-house and with external contractors/vendors (e.g., flooring, appliances, materials).
Obtain project quotes and oversee contractor work to ensure quality standards.
Maintain accurate records related to:
Preventive maintenance
Building mechanicals
Service requests
Apartment turnover/make-ready status
Assist with budget preparation and maintenance-related reporting.
Respond to after-hours emergency calls on a rotating on-call basis.
Ensure compliance with local building codes and safety regulations.
Maintain trash rooms and dumpster areas.
Participate in snow removal efforts during inclement weather.
Manage workshop inventory and coordinate supply ordering.
Provide coaching, mentorship, and guidance to Maintenance Technicians.Required Knowledge and Skills
Experience coaching and leading a successful maintenance team.
Basic knowledge of plumbing, electrical, HVAC, carpentry, appliance repair, and snow removal.
Familiarity with property management systems such as RealPage, OneSite, or Yardi.
Basic computer proficiency in Microsoft Excel and Word.
Strong customer service orientation with a professional and courteous demeanor.
Proactive and collaborative team player.
Clean driving record and reliable personal transportation for on-call responsibilities.
Experience with automated work order systems, surveillance camera systems, and pool maintenance is a plus.
