Job Description
As a Multifamily Property Manager, you will be at the helm of the day-to-day operations for your assigned property. Your primary objective is to maximize the property's net operating income, ensure revenue and profit targets are consistently met, and provide residents with an exceptional level of service. In this leadership role, you will be responsible for assembling, mentoring, and guiding high-performing teams.
Key Responsibilities:
Financial Management: Contribute to budget development by analyzing operational data to optimize net operating income. Recognize trends and propose suitable strategies and adjustments.
Revenue Maximization: Strive to achieve the highest possible net operating income through effective cost control and revenue enhancement programs. Evaluate and recommend pricing strategies and ensure accuracy in property advertising materials.
Financial Oversight: Diligently monitor all income sources, including delinquent payments. Actively pursue past-due balances from current residents and ensure prompt submission of past resident balances to a third-party collection agency.
Leasing Excellence: Establish and implement leasing goals while effectively managing lease expirations.
Vendor Relations: Approve invoices from vendors, contractors, and service providers by verifying work performed or products purchased, confirming the validity of insurance certificates, coding charges appropriately, and facilitating communication between vendors, accounting, and owners.
Property Maintenance: Conduct regular property inspections and take necessary steps to ensure the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and overall appeal.
Team Leadership: Lead, inspire, and develop a high-performing team by providing coaching, guidance, ongoing feedback, and motivation, ensuring compliance with company policies and procedures.
Requirements
To excel in this role, you must possess the following knowledge, skills, and abilities:
Excellent leadership and motivation skills.
Effective communication with residents and vendors.
Five years of experience in residential property management, including multifamily operations, financial reporting, sales, marketing, maintenance, and resident relations.
Strong understanding of federal, state, and local fair housing laws.
Self-motivation, creativity, and inspirational leadership.
Exceptional management and professional leadership skills.
Flexibility to work weekends, evenings, and holidays.
Proficiency in English, intermediate mathematical functions, and resident management software.
Education and Licensing:
High school diploma or equivalent; a college degree is a plus.
