Summary

This position serves in the Architect of the Capitol (AOC), Office of the Chief of Operations, Senate Office Buildings, Facility Operations Division, Maintenance Branch, Air Conditioning Section. The incumbent assists the Air Conditioning Equipment Mechanic Supervisor to exercise overseeing Building Automation System Network (BASnet) technical and administrative supervision over workers performing air conditioning (A/C) mechanical work.

Duties

TOUR OF DUTY 6:00am -2:30pm Monday - Friday

The individual selected for this position will plan, lay out, direct, coordinate and check the work of Air Conditioning Equipment Mechanics who perform preventative maintenance inspections, major overhauls, installations and repairs to various air conditioning and refrigeration equipment, steam operated cooking equipment, and hot water generators.

***EPA 608 Technician Type II or Universal Certification is desired but not required. ***

Must have:

-Thorough knowledge of building controls systems (pneumatic, electric and DDC) as well as networks and Building Management System (BMS).

-Computer programs related to all HVAC and DDC systems. Strong Direct Digital Control (DDC).

Major Duties:

Monitors and adjusts computer-based EMS program for proper HVAC comfort and energy management control.

Oversees the work of subordinates performing dispatcher duties, to include the ability to open and close work orders in TMA system; Ensures employee’s hours are tracked and accounted for in TMA.

Assists the AC supervisor in ensuring preventative maintenance is completed and closed on time in TMA; Recommends Preventative Maintenance procedures for newly installed equipment.

Responsible for the inventory of materials and equipment for the HVAC division and takes an active role in purchasing new materials and reorders inventory stock when needed.

Checks entire systems for proper running cycle, motor and compressors temperatures, refrigerant and oil leaks, adjustment and condition of belts, level of oils and refrigerants.

Installs refrigeration, air conditioning and steam operated kitchen equipment.

Repairs and overhauls air conditioning and refrigeration, including steam and chilled water lines and regulating valves.

Provides estimates of cost of materials for alterations and new construction.

Provides recommendations concerning personnel matters.
