Senior Vice President of Asset Management
Type: Full Time
Minimum Experience: A minimum of 12-15 years of experience including 8 years of experience in multi-family asset management.
Role & Responsibilities
Strategic Leadership:
Lead long-term strategic planning for the growth and optimization of the multifamily portfolio, capitalizing on the firm’s vertically integrated structure and capabilities.
Identify and recommend creative solutions to underperforming properties and recapitalization opportunities, driving portfolio performance and value creation.
Ensure alignment and collaboration across key functions including Berger Investments, Development, Infrastructure, and Property Operations, to execute strategic initiatives effectively.
Asset Review:
Lead, coach, and develop the Asset Management team, fostering a high-performance culture focused on accountability, continuous improvement, and strategic execution.
Partner with the operations team on monthly, quarterly and annual financial review process including financial statements and overall real estate financial performance and the respective real estate operating businesses.
Lead the preparation and execution of comprehensive annual business plans for each asset, including short- and long-term investment strategy, capital improvement planning, and financing strategy.
Provide regular updates on asset performance and status to internal leadership and capital partners.
Own the post-acquisition execution of business plans by implementing a proactive, process-driven approach that ensures timely and efficient delivery of operational, capital, and financial objectives as well as monitoring all lender requirements.
Collaborate with operations and accounting teams to guide and approve annual operating budgets for all assets, ensuring alignment with historical industry benchmarks, investment return targets, lender requirements (DSCR), and cash flow objectives.
Conduct regular property visits to assess overall condition, curb appeal, potential liability risks, and future capital improvements and enhancements.
Oversee the completion of independent market surveys and rental rate analysis to ensure property rents remain competitive and in line with market conditions.
Capital Markets:
Manage the Company’s debt strategy including:
Monitor debt maturities and interest rate exposure across the portfolio.
Analyze upcoming loan maturities and recommend refinancing strategies based on market conditions and asset performance.
Collaborate with mortgage brokers and lenders to evaluate refinancing options and make recommendations.
Leading and overseeing the full re-financing process.
Capital Improvements:
Monitor the progress, timing, and costs of significant capital improvement projects, ensuring alignment with approved budgets
Institute a process and oversee all lender required capital projects to ensure timely completion and compliance with loan agreements.
Optimize apartment renovation strategy to maximize ROI and support overall asset performance goals.
Review and monitor capital reserves for each asset to ensure sufficient reserves are available for future capital needs.
Identify, analyze, and collaborate with Operations to recommend capital enhancement opportunities and monitor the return on investment.
Investor Management:
Oversee all aspects of investor reporting and serve as the primary liaison for key investor communications.
Monitor asset cash flow and recommend quarterly cash distributions in accordance with owner operating agreements.
Analyze financial performance and models to evaluate (based upon historical comparison, industry benchmarks, and underwriting expectations) asset investment values and returns.
Leverage technology to streamline investor reporting and communication.
Refine the presentation of investor reporting packages to ensure clarity, transparency, and professionalism.
