Pacifica Companies is seeking a highly motivated and detail-oriented Multifamily Asset Management Analyst to help support the operational strategy, financial performance, and growth of our third-party managed multifamily portfolio. This role involves data analysis, financial modeling, market research, and support in strategic decision-making to enhance asset value and drive operational efficiency. This position collaborates with external third-party property management firms and internal departments such as acquisitions, accounting, risk management and property management to ensure optimization of our multifamily assets. This position is an on-site position located in our corporate office in San Diego, CA and reports to the Vice President – Multifamily. The budgeted salary range for this position is $90,000 to $100,000.
Responsibilities
Conduct in-depth financial analysis of multifamily properties, including rent rolls, income statements, balance sheets, and cash flow statements
Monitor and analyze market trends, occupancy rates, rent growth, and other key performance indicators (KPIs).
Prepare and maintain detailed performance reports, including financial modeling (proformas, budget forecasting, and variance analysis).
Assist in identifying areas for revenue enhancement, operational efficiencies, and cost reduction opportunities including leading property tax appeals and optimizing insurance coverages.
Recommend ancillary income programs to maximize the collection of “other income” throughout the portfolio.
Communicate regularly with third-party property management firms, ensuring they understand and execute Pacifica’s policies and goals regarding operational performance, payables, compliance, and resident satisfaction.
Partner with construction management to ensure that capital projects are executed on schedule and within budget.
Implement technologic advancements to improve organizational efficiency.
Qualifications:
Bachelor's degree in business, finance, real estate, or a related field.
Strong analytical skills with the ability to interpret data, identify trends, and make informed recommendations.
Excellent communication and interpersonal skills to build and maintain relationships with stakeholders.
Exceptional organizational and time management abilities to effectively prioritize tasks and meet deadlines.
High attention to detail with the ability to identify and solve problems proactively.
Experience in asset management, preferably in multifamily housing.
Knowledge of multifamily housing operations, market dynamics, and regulatory requirements.
Proficient in Microsoft Office (Excel, Word, Outlook, SharePoint)
Familiarity with third-party property management and accounting software such as Yardi.
Willingness to travel including overnight stays outside of San Diego County.
Must be able to pass a background check and company-policy drug screen.
