Who We Are:
We are a fast-growing real estate investment company focused on long-term wealth building through rental properties, short-term rentals, fix & flips, and wholesaling. We work with a third-party property management company to handle day-to-day operations, but we need someone to oversee financial performance, optimize expenses, and ensure every property is as profitable as possible.
What Youll Be Responsible For:
Expense Reduction & Contract Optimization: Review contracts with our property management company, maintenance vendors, and utility providers to identify and negotiate cost-saving opportunities.
Utility Optimization: Analyze utility expenses across all properties and work with management to implement high-efficiency solutions (LED bulbs, low-flow water fixtures, smart thermostats, etc.). Also to look in to RUBS programs and research the legality of them and implement RUBS strategies on applicable properties
Short-Term & Mid-Term Rental Profitability: Monitor Airbnb/short-term rental financials, track occupancy trends, and suggest pricing or operational improvements.
Financial Performance Analysis: Regularly review income and expense reports, flag any underperforming properties, and develop action plans for improvement.
Property & Vendor Oversight: Ensure that management is keeping repair and maintenance costs in check and that vendors are providing cost-effective services.
Operational Efficiency: Work with property managers to implement automation tools and process improvements that reduce costs and increase revenue.
Identifying Value-Add Opportunities: Suggest renovations, amenity additions, or alternative income streams that can enhance cash flow.
What Were Looking For:
Proven experience in real estate asset management, investment analysis, or cost optimization
Strong understanding of rental property financials, operational efficiencies, and cash flow management
Experience identifying cost-saving measures and negotiating vendor contracts
Familiarity with utility management and energy efficiency solutions
Ability to analyze financial reports and track key performance metrics
Self-starter mindset comfortable working independently and making data-driven decisions
Knowledge of real estate investment strategies like BRRRR, value-add investing, and short-term rentals is a plus
