The Preconstruction Manager will manage preconstruction activities for projects including design development, estimating, constructability, and client relations, during the pursuit and preconstruction contract phases.

Responsibilities include:

Manage projects through various phases of preconstruction (budget, estimate, bid, turnover, etc)

Manage preconstruction process for effective customer relationships, internal efficiencies and company profitability

Coordinate work across multiple internal departments, as well as outside subcontractors and engineering consultants

Perform quantity takeoff and produce detailed estimates.

Perform constructability analysis and value engineering efforts.

Manage bid process (document management, subcontractor invitations, bid forms, proposals, etc.)

Procure and analyze subcontractor proposals.

Develop instructions to bidders and associated bid documentation with assistance from field staff.

Create preconstruction deliverables including pricing, construction schedules, site logistics, etc.

Present preconstruction deliverables to clients, architects, and additional stakeholders

Conduct meetings including clients, architects/engineers, and subcontractors.

Qualifications

BS or BA Construction Management or equivalent construction management experience.

10+ years experience in preconstruction

Able to read architectural plans and develop cost estimates

Strong planning, organizational, and communication/ writing skills.

Understanding of project lifecycle: pursuits/ proposals, contracting, preconstruction, construction operations & management, warranty, etc.

Able to multi-task and meet strict deadlines
