Job Summary: We are seeking a dynamic Community Manager to join our growing residential property management group to oversee a 600+ unit new development in Jamaica, Queens. Experience with both market and tax credit/affordable properties is a must.

Essential Responsibilities:

Owner(s) & Resident Relations:

Interacts directly with property owners, asset managers, and business partners to ensure client satisfaction.

Interfaces with residents to address issues/concerns and enhance the living environment.

Works collaboratively with other teams (i.e., compliance, leasing, and accounting)

Building Operations/Compliance/Leasing:

Manages day-to-day operations of the property while emphasizing a positive response to resident concerns.

Ensures that the properties pass all tax credit audits, reviews, and inspections.

Ensures compliance with tenant income and rent restrictions imposed by regulatory and partnership agreements.

Completes annual/quarterly/monthly compliance reporting as required.

Works closely with brokers and agencies to lease vacancies.

Obtains proposals for general repairs/minor capital projects, coordinates with vendors and reviews work after completion.

Negotiates all service contracts (i.e., HVAC, cleaning, landscaping, snow removal, pest control, critical systems maintenance, etc.).

Responds to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions.

Oversees apartment improvement construction projects and capital improvements as required.

Administrative & Financial Functions:

Participates in preparation of annual budgets and monthly financial reports.

Assures that appropriate insurance requirements are in place for all properties.

Drafts annual NYS HCR apartment registration for review and submission.

Reviews and assesses active building violations and coordinates resolution.

Supervisory Functions:

Provides direction and scheduling to office, building and leasing staff. Ensures compliance with policies.

Sets goals and objectives for staff

Supervises the work of outside contractors at the property to ensure compliance with contractual agreements, municipal codes, and safety standards.

Position may require performance of duties outside regular business hours.

Qualifications and Competencies:

Bachelor’s degree in business, marketing, real estate or finance or equivalent experience in residential property management.

5 years of residential rent regulated property management experience in NYC.

Experience with LIHTC units.

Experience with Yardi Voyager.

Certified in TaCCs.

Working knowledge of building operations and maintenance.

Proficient in Microsoft Outlook, Excel, Word and PowerPoint.

Displays diplomacy while handling difficult issues and challenges in a calm, rational manner and inspires others to do the same.

Achieves results within timelines. Demonstrates levels of urgency appropriate to the situation.

Builds and maintains trust with owners, residents, staff and contractors/vendors using open, honest and regular communication.Company Description
