The Construction Project Manager will oversee all phases of multifamily stick frame podium projects, from preconstruction through closeout. This role requires a deep understanding of podium and stick frame construction, as well as demonstrated experience in preconstruction services such as budgeting, estimating, and constructability reviews. The ideal candidate will have a proven track record of managing large-scale multifamily projects and leading teams to deliver projects on time, within budget, and to the highest quality standards.
Key Responsibilities
Lead all phases of multifamily podium and stick frame construction projects, from design and preconstruction through completion and turnover
Oversee preconstruction activities, including budgeting, conceptual and schematic estimating, value engineering, constructability reviews, and preparation of GMP (Guaranteed Maximum Price) proposals
Develop comprehensive project plans, schedules, and budgets; monitor progress and make adjustments as needed to ensure project objectives are met
Coordinate and communicate effectively with architects, engineers, owners, subcontractors, and internal teams to ensure alignment and resolve issues
Manage project documentation, contracts, permits, and reports to ensure compliance with company standards and regulatory requirements
Lead and mentor project teams, fostering a collaborative and safety-focused work environment
Oversee procurement, buyout, and negotiation of subcontractor and material agreements
Ensure strict adherence to safety regulations, building codes, and quality standards throughout the construction process
Provide regular project updates and reports to senior management and stakeholders
Facilitate effective project hand-off from preconstruction to construction operations, ensuring all relevant information is transferred
Identify and mitigate project risks, proactively addressing issues to avoid schedule or budget impact
Qualifications
Minimum 5 years of experience managing multifamily podium and stick frame construction projects, with a strong background in preconstruction management
Demonstrated success in delivering multifamily projects (e.g., 4-over-1, 5-over-2 podium, high-density wood frame) valued at $50 million or more
Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred
Deep knowledge of construction procedures, project management principles, and local building codes
Strong leadership, communication, and problem-solving skills
Ability to manage multiple priorities and work effectively in a fast-paced, team-oriented environment
Willingness to travel as required by project location
