Position Overview:
This role is responsible for preparing financial statements, managing lease tracking, developing debt underwriting models, and overseeing job cost and accounts payable functions. The position requires a strong understanding of financial reporting, property accounting, and investment analysis in a real estate or asset management environment.
Key Responsibilities:
Financial Reporting & Analysis
Prepare timely and accurate financial statements, including balance sheets, income statements, cash flow statements, and equity statements.
Lead month-end and year-end close processes, ensuring proper reconciliation and transaction recording.
Conduct variance analysis to identify trends and provide meaningful insights into financial performance.
Generate financial reports for internal stakeholders, investors, lenders, and regulatory purposes.
Maintain and enhance internal controls to ensure financial integrity and mitigate risk.
Support budgeting and forecasting processes.
Identify and implement process improvements and automation opportunities in financial reporting.
Oversight of Job Cost and Accounts Payable
Supervise and mentor the job cost and property accounts payable associate.
Review and manage job cost reporting, budgets, and forecasts to ensure financial accuracy and project alignment.
Oversee property-related accounts payable including vendor invoices, utilities, and other operational expenses.
Lease Tracking and Administration
Input and maintain accurate lease data in property management systems (e.g., MRI), including rent, terms, and critical dates.
Track key lease details such as commencement and expiration dates, renewal options, and tenant responsibilities.
Administer lease records and documentation, ensuring accuracy and accessibility.
Verify calculations related to rent, CAM charges, and other lease-related obligations.
Project Underwriting & Investor Reporting
Draft quarterly investor communications, summarizing key financial and operational insights.
Develop and maintain financial models for underwriting debt and evaluating loan structures, cash flows, and risk.
Enhance predictive modeling to support decision-making and risk assessments.
Compile financial packages for financing requests, including statements, projections, and collateral documentation.
Background Preferred
Bachelor's degree in Accounting, Finance, or related field (CPA or MBA preferred).
5+ years of progressive accounting experience, preferably in real estate, property management or construction
Strong knowledge of GAAP and financial reporting requirements.
Proficiency in Microsoft Excel and financial modeling.
Excellent organizational and time-management skills.
Strong leadership and communication abilities.
Ability to work independently and collaboratively in a fast-paced environment.
Detail-oriented with a high level of accuracy and accountability.
