POSITION OVERVIEW

The Property Manager is responsible for the operational management of a multi-site real estate portfolio including office and field locations. This role ensures timely lease administration, facility upkeep, vendor coordination, and budget tracking in accordance with company policies and compliance standards. The Property Manager collaborates with internal teams and service providers to support day-to-day property needs and long-term planning.

Key Responsibilities:

• Manage the day-to-day lease and facility operations for assigned office and site locations, including renewals, terminations, and move-ins/outs

• Serve as the main point of contact for landlord communications and facility vendors

• Ensure timely utility payments and service continuity by monitoring due dates and service issues

• Maintain lease and property records in company systems for accuracy, tracking, and reporting

• Support budgeting activities including tracking of expenses, invoice approvals, and reconciliation

• Conduct periodic site reviews and assessments to ensure safety, cleanliness, and operational readiness

• Coordinate routine maintenance and emergency repairs with service vendors

• Support compliance with property-related regulations and internal standards

• Assist in vendor performance monitoring and report service concerns to senior leadership

• Provide updates and reports to the Senior Property Manager regarding site operations, cost trends, and lease activity

Key Measures / Key Performance Indicators:

• Timeliness and accuracy of lease documentation updates

• On-time utility and rent payment rates

• Completion of scheduled maintenance and repairs

• Vendor response time and resolution quality

• Compliance with site inspection protocols

• Budget variance tracking and cost containment

• Internal customer satisfaction related to property/facility service

Education:

Bachelor’s degree in business management, real estate management or related field preferred. Property management certifications beneficial.

Experience:

• 5+ years of property or facility management experience

• Experience working with lease agreements, vendors, and service contracts

• Prior involvement with property-related budgeting and facility operations

Exposure:

• Working knowledge of property management processes and documentation

• Understanding of basic lease terms and facility maintenance requirements

• Experience coordinating with internal stakeholders and vendors
