The Village at Fountain Lake, a luxury apartment community in Gonzales, LA, is seeking a seasoned and driven Property Manager to lead and stabilize operations at a high-impact location. This role offers a unique opportunity to make a visible difference, build a high-performing team, and create a thriving community for residents.
We are looking for a professional who thrives in dynamic environments and is experienced in managing complex multifamily properties with confidence, clarity, and consistency.
What You'll Do
Lead On-Site Team: Recruit, supervise, and develop office and maintenance staff, fostering a strong team culture of accountability and support.
Drive Performance: Implement strategies to increase occupancy, resident satisfaction, and NOI through proactive leasing, retention, and oversight operations.
Problem-Solve with Confidence: Address resident concerns, staffing challenges, and operational issues quickly and effectively while maintaining professionalism and empathy.
Oversee Daily Operations: Ensure all aspects of the property-including leasing, rent collection, maintenance, and marketing-are managed to the highest standards.
Financial Stewardship: Monitor property income and expenses, enforce budgetary goals, complete variance reports, and support budget development.
Vendor & Contractor Management: Coordinate with external partners to ensure quality service and cost control.
Compliance & Reporting: Maintain accurate records and ensure compliance with Fair Housing, company policies, and local regulations.
Property Oversight: Regularly inspect the property, vacant units, and model apartments to maintain curb appeal and readiness. What You Bring
Minimum 5+ years of multifamily property management experience, ideally with challenging or turnaround properties
Proven leadership and team development skills
Strong background in resident relations and conflict resolution
Experience with budgeting, financial reporting, and rent collection
Proficiency with OneSite property management software
Knowledge of Fair Housing laws and compliance standards
Experience with HUD properties is a plus
CAM or ARM preferred (company sponsorship available)
Bachelor's Degree preferred
Real Estate License preferred
Working knowledge of Microsoft Office Suite
Valid driver's license, reliable transportation, and insurance What We Offer
