Job Title: Maintenance Tech/ Porter

Reports To: Lead Maintenance and Property Manager

RCMI Property: Palermo

GENERAL PURPOSE OF THE JOB:

Performs daily groundskeeper/porter cleaning duties and basic maintenance and repair tasks. May assist other skilled workers with HVAC, carpentry, electrical, plumbing, or general building/facility maintenance projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES (Maintenance Tech):

The Maintenance Technician will assist with the responsibility of repairs and/or replacement(s) of the following:

Basic Plumbing - Interior and exterior

Appliances - Basic troubleshooting and/or replacement of parts and units

Basic Electrical - All outside lighting, timers, circuit breakers, light switches, and wall receptacles

Carpentry - All doors or jamb repair or replacement, replacement of shelves or trim repair of kitchen or bath cabinets and drawers

Air Conditioner/Heating - Basic troubleshooting; potential repair or replacement of units and all related parts of the total system; not a requirement.

Carpet and Tile - Minor knowledge of carpet and tile repair

Exterior - Fences, patios enclosures, guttering, railings, windows, pools, and pool equipment or any exterior problem which requires maintenance attention

Assist Maintenance Lead to Investigate, creating, and maintaining a preventative maintenance program, records, and scheduling

Helps to maintain key control

Maintains a service-oriented environment by exhibiting a professional appearance and attitude

Assists Lead Maintenance with daily work schedules and problems. Monitors, minimizes, and manages maintenance personnel overtime

Assist in Yardi Input and or close of work orders per property protocol

Strong Customer Service skills with a focus on a Tenant Relation Program as it relates to maintenance

Assist in reviewing and updating general information guide for tenants as it relates to maintenance functions

Purchasing, ordering and inventory of stock within budgetary guidelines

Assist in Maintaining emergency response plan updated and current to ensure optimal execution and implementation when necessary

In the event that lead maintenance is absent or on vacation the maintenance assistant will act as lead maintenance.

On-call support ESSENTIAL DUTIES AND RESPONSIBILITIES (Porter/Groundskeeper):

Daily porter and cleaning duties of the property(s).

Pick up all trash from the grounds, parking areas, and perimeters first thing each morning and throughout the day.

Sweep around all dumpsters; including power washing quarterly.

Sweep clubhouse entry, sidewalks and parking areas; including power washing quarterly.

Clean Leasing offices

Pick-up and clean around the pool area, empty trash cans, straighten and wipe down all pool furniture, hose down or sweep pool deck; including power washing quarterly, and scrub the sides of the pool. Note: You may have total responsibility for maintaining the pools.

Empty all laundry room trash cans and clean all fluorescent light panels in the laundry rooms.

Trash out vacant units.

Replaces breezeway light bulbs.

Controls and eliminates weeds.

Assist maintenance technicians as needed under Lead Maintenance supervision.

Paint curbs, stripe parking lot, and paint speed bumps; as needed.

Keep all common area clean and free of clutter and debris; including mail box areas.

Straighten all signs.

Sweep sidewalks and apartments entries; power washing quarterly.

Periodically, sweep the maintenance room floors and keep organized.

Place notices and newsletters on resident doors.

Maintain professional appearance at all times

Responsible for upkeep on property golf cart, tools, equipment on site

Additional projects as assigned by Lead Maintenance, Property Manager or Regional Maintenance Supervisor or Regional Supervisor EDUCATION and / or EXPERIENCE:

HVAC Certification if applicable

High school or GED equivalent

Valid driver's license COMPUTER & EQUIPMENT SKILLS:

Microsoft Office Sign-On Bonus Disclaimer

This position is eligible for a $1,000 sign-on bonus.

50% ($500) is payable on the first day of onboarding.

The remaining 50% ($500) is payable upon the associate's successful completion of 90 days of continuous employment and the Property Associates Training Schedule (PATS).

The sign-on bonus is subject to applicable taxes and deductions. If the associate voluntarily resigns or is terminated for cause before completing 90 days of employment, they will forfeit any unpaid portion of the bonus.
