Position Summary
The National Director of Plant Operations will lead a team of professionals and staff to maintain or increase occupancy, increase revenue, and decrease operational expenses through the superior delivery of community maintenance housekeeping, and grounds services while also ensuring that communities maintain brand standard physical plants through a robust annual capital expenditure program.
Essential Duties

Collaborate with Leadership and Operations to define, implement and maintain a brand standard for Volante Senior Living communities.
Establish standards of performance and quality expectations with a clear focus on resident experience.
Develop a series of metrics and key performance indicators to measure performance of the portfolio and ensure high quality/low-cost service delivery.
Institute a program of community assessments to measure the effectiveness of maintenance and housekeeping programs and proactively identify areas for improvement and investment.
Collaborate with Senior Leadership Team and Executive Directors in the annual capital expenditure planning and implementation of major capital projects pertaining to plant operations.
Manages TELs program for all locations
Develop and manage annual capital plans that prioritize investment in support of corporate goals, minimize total cost of ownership, and maximize resident experience.
Creates contracts for all operating and modernization activities including request for quotations, bid solicitation, contract award, pre-construction conferences, etc., as well as preparing required routine reports
Validates warranty guidelines and requirements prior to any work being performed as not to violate any existing warranties.
Provides emergency assistance services and preparedness programs during and after inclement weather and other abnormal conditions
Inspects and validates all preventative and corrective maintenance work is occurring during site inspections
Provides technical subject matter expertise on maintenance related issues.
Maintains the Company compliance with all applicable local, state and federal standards and regulations, including OSHA and any other regulatory bodies.
Coordinates with Procurement for the engagement of external vendors and contractors working in buildings, establishing expectations of proper workmanship and ensuring adherence to contracts.
Monitors effectiveness of maintenance staff
Assesses training needs of the maintenance staff.
Maintains appropriate degree of confidentiality.
Performs other duties as assigned which relate to the success of Volante Senior Living.
Qualifications
Bachelor’s degree in engineering, facilities management, business, or related fields preferred.
Minimum of 10 years’ experience in facility management in a portfolio environment. Senior Living experience is a plus.
Experience with Computerized Maintenance Management Systems or Software systems required.
Experience in a management/supervisory role.
Familiarity with Safety Standards Acts, OSHA, Department of Labor and Licensing, and all applicable federal and state safety standards, is highly desirable.
Some type of formal training or experience in one or more of the following areas: Carpentry, Plumbing, Electrical, etc.
HVAC Certification preferred, but not required.
Must have valid driver’s license.
Ability to travel by air or car regularly, based on business. Overnight stays may be required.
Ability to use software such as Excel, Word, Outlook and various property management programs.
Strong organizational skills and high level of accuracy is essential.
Must have an excellent working knowledge of all Microsoft Office products.
Ability to work in a fast-paced, multi-tasking, deadline-driven environment.
