About the Role: The Senior Manager, Operations is responsible for the care, preventative maintenance, and long-term preservation of the Landlord's physical assets.
They oversee all property operations and maintenance functions, enhancing the property's value by creating a pleasant environment for customers and merchants.
Responsibilities include establishing and maintaining standards and goals, managing operations budgets for maximum productivity at minimal cost, and interfacing with all field-level departments.

What You Will Do: * Supervise all facilities contractors, including Housekeeping, Maintenance, Electrical, Plumbing, Carpentry, and HVAC, to ensure maximum efficiency.
* Oversee the work order system to track and monitor work completed at the property, including internal and outsourced work.
* Be an integral member of the site management and steering committee teams, providing guidance on all operational issues discussed or acted upon by these teams.
Assist these team members in the operation process that effects their individual departments.
* Act as a consultant to the Senior Manager, Property Management providing advice and guidance on mechanical and construction related issues.
* Maintain appropriate copies of cut sheets on equipment and products on the property.
Insure all sub-contractors remain in compliance by providing copies of all cut sheets and that they retain copies of the same.
* Maintain current copies of MSDS files and inventory of all chemicals used and stored on the property.
Insure all sub-contractors remain in compliance by providing copies of all MSDS sheets and that they retain copies of the same.
* Monitor the hazardous materials program on the property to comply with all Macerich and governmental standards.
* Maintain accurate and current permanent records and operating instructions, repair, schedules, parts, and data pertaining to physical aspects of the mall.
Disseminate this information to appropriate personnel.
* In coordination with the Property Manager and Risk Management department, ensure compliance with all applicable insurance requirements from the center's liability and property insurance carriers.
* Monitor energy management systems, smoke evacuation, burglar alarm, and fire alarm systems, make all arrangements to correct any and all deficiencies to ensure correct operation.
* Conduct regular inspections of all common area facilities and systems and report results to Property Manager.
Review building operations and procedures and provide recommendations for repairs or replacement.
* Supervise implementation and administration of preventative maintenance program, including all required logs and records with service provider.
* Assist in the implementation of mall emergency programs (i.e., Crisis Management program, fie sprinkler system shut downs, mall emergency guidelines, etc.) * Isolate and identify components of the physical facility assets that can be upgraded to enhance the apprised value of the property.
* Identify and update capital planning needs for the property, and effectively communicate and pursue these needs through Property Manager.
* All other duties as assigned.

What You Bring: * Must have high school diploma or equivalent; additional training in building systems and facility maintenance.
* Thorough understanding of industry systems and practices obtained from prior experience.
* Experience with efficient housekeeping procedures, advanced mechanical systems, construction practices, and preventative maintenance practices.
* Retail or retail management background preferred * Basic computer skills (Windows, Word, Excel), ability to work with Internet, Email programs, and information management systems.
* Ability to work flexible hours and respond to the Center's needs.
* Physical ability to Lift/carry 50 pounds occasionally and climb vertical ladders over 20 feet.
