BUILDING INSPECTOR
This is a full-time position and receives all benefits afforded to regular employees.
Summary: The purpose of this classification is to perform inspections of buildings, remodeling/construction work, and building systems to ensure compliance with applicable building codes and to ensure the health, safety, and welfare of the public.
Essential Job Functions: The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.
Interprets and enforces the provisions of standard building codes, electrical codes, plumbing codes, mechanical codes, gas codes, one/two family dwelling codes, fire prevention codes, life/safety codes, energy codes, handicapped accessibility codes, zoning ordinances, subdivision regulations, flood/wind zone guidelines, coastal construction guidelines, erosion and sediment control guidelines, land disturbance regulations, and other applicable codes, ordinances, laws, rules, regulations, standards, policies, and procedures; researches code-related issues in code books as needed; initiates any actions necessary to correct deviations or violations.
Conducts site inspections of residential, commercial and industrial buildings, including remodeling/construction work, premises, and building systems for compliance with applicable codes, established specifications, and county-approved construction plans; inspects construction alteration, demolition, use, and occupancy of buildings and premises to verify structural strength, stability, sanitation, adequate lighting, ventilation, and safety to life and property from fire and other hazards; inspects mechanical, plumbing, electrical, gas, and related building systems; inspects heating, ventilation, and air conditioning (HVAC) systems; inspects building foundations, slabs, footing, and structural framing; inspects quality of construction methods, materials, and workmanship; inspects piping and ventilation under slabs, under wood flooring, and through roofing; inspects swimming pools and systems; conducts inspections of mobile homes and related systems.
Reviews building plans, architectural drawings, electrical drawings, final plats, and other construction plans.
Determines whether buildings/systems pass or fail inspections; identifies code deficiencies, hazardous conditions, structural failures, or improper uses; recommends corrective actions; reports violations and variations from codes/plans; issues stop work orders as appropriate.
Prepares and maintains accurate records of inspection activities; updates manuals and reference materials with current information.
Prepares or completes various forms, reports, correspondence, inspection reports, or other documents.
Receives various forms, reports, correspondence, site plans, inspection reports, architectural drawings, electrical drawings, construction drawings, construction documents, blueprints, diagrams, technical study reports, flood maps, SBCCI compliance reports, product information, trade journals, codes, ordinances, laws, regulations, standards, policies, procedures, manuals, reference materials, or other documentation; reviews, completes, processes, forwards or retains as appropriate.
Coordinates inspection activities with other departments, other inspectors, property owners, contractors, or other individuals.

Qualifications & Benefits
MINIMUM QUALIFICATIONS
High school diploma or GED; supplemented by college level course work or vocational training in general building construction, construction trades, and a variety of building inspection specialties; supplemented by three (3) years previous experience and/or training that includes general building construction, construction trades, code enforcement/interpretation, and a variety of building inspection specialties; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain valid SBCCI Building Inspector certification. Must possess and maintain valid SBCCI certification in appropriate specialties for types of inspections performed, such as plumbing inspector, mechanical inspector, electrical inspector, coastal construction inspector, building plan examiner, and/or other specialized area of inspection. Must possess and maintain a valid driver’s license.
