As the Revenue Manager at Eenhoorn, located in Downtown Grand Rapids, you will lead the strategy and execution of revenue performance across our multifamily portfolio. You will play a central role in optimizing pricing, managing lease expirations, and ensuring the successful application of revenue management systems. Reporting to senior leadership and partnering closely with District Managers, Property Managers, and cross-functional teams, you’ll use data and insight to drive meaningful results.

What you’ll be doing:

Weekly

Monitor lease exposure, including expiring and month-to-month leases, and flag high-risk vacancy trends

Partner with Property and District Managers to address exposure with proactive pricing and leasing strategies

Ensure competitor data is current and accurate

Identify properties facing higher-than-normal vacancy or instability

Run Vacant Ready reports and work with teams to address units sitting on the market for longer than 30 days

Lead weekly pricing calls for properties facing increased exposure or turnover

Monthly

Distribute market comps and competitor pricing to leadership and District Managers

Conduct and report on competitor shops (online and in-person, where feasible)

Verify pricing accuracy and functionality of specials on all digital platforms

Deliver reports on revenue growth, rent performance vs. budget, and resident lifecycle metrics

Track occupancy trends, flagging unusual patterns and noting directionality in reports for leadership

Ongoing

Own the company’s revenue management strategy and systems

Develop lease expiration strategies to balance occupancy and minimize exposure

Generate and troubleshoot renewal proposals

Support onboarding and ongoing pricing training for managers

Collaborate with Marketing to align demand generation with revenue goals

Partner with IT and Training teams for system setup and updates

Manage amenity pricing and audits to ensure accuracy

Produce and refine monthly/quarterly reporting tools for revenue performance and forecasting

Support pricing strategy for lease-up and redevelopment projects

Contribute to budget planning and ROI analysis for renovations

Coordinate with cross-functional teams including Legal, Operations, and HR as needed

Requirements:

Experience in multifamily property management across varied asset types (lease-up, stabilized, value-add)

Strong financial literacy and data analysis skills

Experience with revenue management platforms like Yieldstar or LRO preferred

Confident communicator, comfortable presenting to a range of stakeholders

Organized, proactive, and adaptable to shifting priorities
