Key Responsibilities
Conduct market research and demographic analysis to identify consumer trends and inform community positioning strategies.
Deliver written and verbal reports—including charts, graphs, and presentations—to support strategic decision-making across divisions.
Perform regular competitive analyses to guide positioning of current and upcoming communities.
Lead feasibility and market positioning studies for all prospective land acquisitions.
Execute in-depth fieldwork to assess market dynamics, submarket perceptions, competitive landscapes, and buyer preferences.
Track and analyze competitor activity for both active and future developments.
Partner cross-functionally with departments such as Land Acquisition, Sales, Finance, and Procurement to align strategy.
Present key market insights and competitive intelligence to Division leadership.
Support and contribute to annual strategic planning efforts.
Take on additional responsibilities as needed to support team objectives.
Leadership & Team Management
Ensure the department is staffed appropriately to meet business needs.
Utilize effective recruiting and selection practices to build and retain high-performing teams.
Delegate tasks based on team members’ strengths and capabilities.
Conduct performance evaluations and recommend compensation actions in alignment with individual achievements.
Identify internal and external development opportunities to foster employee growth.
Create pathways for advancement through mentoring, training, and hands-on learning.
Provide ongoing coaching and feedback in line with technical competencies and leadership behaviors.
